Chimney Repair in Freehold Township, NJ | Monarch Roofing & Construction

Freehold Township is one of Monmouth County’s three original townships, but most of its roughly 13,100 homes were built after 1960, when Routes 9 and 33 made commuting practical. Its population grew from about 4,800 in 1960 to more than 31,000 by 2000, filling West Freehold, East Freehold, Adelphia, Monmouth Heights, Georgia, Siloam, Smithburg, Southburg and the Stonehurst neighborhoods with single-family homes. Chimneys here range from brick stacks on houses from the first growth wave to framed chases on larger homes from later decades. This page covers Freehold Township, not Freehold Borough.

Monarch Roofing & Construction repoints and rebuilds masonry chimneys and repairs the flashing, caps and siding of framed chases, along with the roofing around them. Every project starts with a free chimney repair estimate.

Chimney Repair by Era

1960s and 1970s neighborhoods

Houses from the township’s first growth wave are likely on their second or third roof. Their brick chimneys have had decades of weather: crowns crack, mortar recedes at the top of the stack, and flashing may have been reused through more than one reroof. Repointing, a new crown and new flashing usually put these chimneys back in good order.

1980s through 2000s homes

Larger homes from later decades often have steep, complex roofs with many valleys and roof-to-wall joints. Some have masonry chimneys and some have framed chases. Original roofs from the 1990s are at or near replacement age, and chimney flashing, crowns and chase tops on these homes are often due at the same time.

Near Turkey Swamp and wooded areas

Homes near the park and other wooded land see more leaf fall and shade. Leaves gather behind chimneys and hold water against the flashing, and shaded masonry dries slowly.

Townhouse and age-restricted communities

Associations may have rules for exterior work. Confirm who is responsible before scheduling chimney repairs.

Chimney Leaks and Roof Flashing

Leaks near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase cap or siding joint. We check every source before recommending a repair.

Step flashing runs up the sides of the chimney with each course of shingles. On masonry, counter flashing is cut into the mortar joints and laps over the step pieces. On a framed chase, the siding laps over the step flashing. An apron seals the low side, and a cricket or back pan carries water and leaves around the high side. Reused flashing is a frequent cause of leaks after a reroof, so we install new metal rather than reusing or tarring the old.

Brick and Mortar Repairs

Mortar joints wear first. When they recess or crumble, water soaks into the brick, freezes and pushes off the face. That spalling spreads each winter. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. Damaged bricks are replaced with the closest available match.

Chimney Rebuilding

When a masonry chimney leans, has loose brick throughout the top section, or has cracks through many courses, repointing may not hold. After evaluating the masonry, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Every rebuild finishes with a new crown and new flashing.

Crowns, Caps and Chase Covers

The crown is the sloped slab across the top of a masonry chimney. It should shed water away from the flue and drip it clear of the brick. Flat or cracked crowns let water into the masonry. We repair small cracks where a repair will last and replace crowns that are broken or poorly shaped. A cap keeps rain, leaves and animals out of the flue.

On a framed chase, the metal cover across the top keeps water out of the framing. When it rusts or sags, water collects and seeps through. Replacing it with a properly sloped cover is often the key repair.

Waterproofing and Moisture Protection

After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not close open joints, fix a cracked crown or stop a flashing leak, so we apply it only after those repairs.

Signs Your Chimney May Need Repair

  • Water stains near the chimney inside
  • Recessed, sandy or missing mortar
  • Flaking or broken brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • A rusted chase cover or loose chase siding
  • Leaves collecting behind the chimney
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys need repair, not a rebuild. Repointing, some new brick, new flashing and a new crown, cap or chase cover fix most problems. A rebuild is worth it when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.

Getting the Most From a Reroof

A roof replacement is the one time the whole area around the chimney is exposed. If you are planning one, ask for:

  1. New step and counter flashing at the chimney, not reused pieces
  2. A cricket or back pan behind any wide chimney
  3. Leak barrier around the chimney under the new roofing
  4. Crown, cap or chase cover repairs while access is set up
  5. Repointing of any recessed joints near the roofline

These details cost little compared with the roof and help the chimney and roof work together for years.

What Affects Chimney Repair Costs in Freehold Township?

We price each chimney after seeing it. Costs depend on:

  • Whether the chimney is masonry or a framed chase
  • Chimney height and roof pitch
  • Nearby valleys and roof-to-wall joints
  • Flashing condition and whether a cricket is needed
  • How many bricks need replacement
  • Crown, cap or chase cover replacement
  • Association requirements
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Freehold Township construction office before work begins, and we can discuss it during your estimate.

What Shapes a Chimney Repair Estimate in Freehold Township

The age of the house and how many times it has been reroofed say a lot about the chimney. Your written estimate considers:

  • Whether flashing has been reused through more than one reroof
  • Chase cover and siding condition on framed chimneys
  • Debris and moisture on wooded lots
  • Repointing, brick, crown, and cap needs
  • Association rules where they apply

Should flashing be replaced on a house that has been reroofed twice?

Often it is worth checking closely, since flashing reused through several roofs may be worn or poorly tied in. That is confirmed in person before any recommendation.
