Chimney Repair in Upper Freehold, NJ | Monarch Roofing & Construction

Upper Freehold is the westernmost municipality in Monmouth County and one of its largest, about 47 square miles of preserved farmland, woods and small villages such as Cream Ridge, Imlaystown, Ellisdale, Hornerstown, Arneytown, Walnford and New Sharon. With roughly 2,450 homes and fewer than 160 people per square mile, it is horse country, and its houses have more in common with Hunterdon farmhouses than with the shore. Old farmhouses here may have grown over generations, and some have more than one chimney.

Monarch Roofing & Construction repairs chimneys and the roofs around them. We repoint mortar, replace damaged brick, rebuild crowns and stacks, install caps and replace flashing, and we can explain options for a chimney you no longer use. Every project starts with a free chimney repair estimate.

Chimney Repair for Upper Freehold Farmhouses

Houses that grew over time

A farmhouse that has been added to over generations may have wings, porches and additions, each with its own roof slope and its own joint with the main house. A chimney close to one of those joints makes it harder to tell where a leak starts. We look at each section of the roof and the chimney separately before recommending a repair.

More than one chimney

Older farmhouses may have two or more chimneys, built at different times and in different condition. We look at each one, price them separately, and help you decide which needs attention now.

Chimneys you no longer use

A chimney that is no longer used still stands in the weather. If it is neglected, it can let water into the house just like an active one. Options can include repointing and a new crown, a cap to keep rain and animals out, new flashing at the roof, or a partial rebuild if the top has failed. We explain what makes sense for yours.

Open land and wind

Houses surrounded by preserved fields and pasture have little shelter from storms. Wind drives rain into mortar joints and under loose flashing, and caps must be fastened securely.

Chimney Leaks and Roof Flashing

Water near a chimney may come from flashing, open mortar joints, porous brick, a cracked crown or an uncapped flue. We check every possible source before recommending a repair.

Step flashing runs up the sides of the chimney, layered into the shingle courses. Counter flashing is cut into the mortar joints and laps over the step pieces. An apron seals the front, and a cricket or back pan diverts water around the back. When flashing has failed, we remove it and install new metal rather than covering it with tar, which cracks and traps water.

Brick and Mortar Repairs

Mortar joints wear first. Once they recess or crumble, rain soaks into the chimney, freezes in winter and pushes the faces off bricks. That spalling spreads every season. We repoint by cutting out worn mortar to an even depth and packing in fresh mortar compatible with the brick. On older farmhouse chimneys, the mortar should be softer than the brick. Damaged bricks are replaced with the closest match we can find.

Chimney Rebuilding

When a chimney leans, has loose brick throughout the top section, or has cracks through many courses, repairs may not hold. After evaluating the masonry, we may recommend a partial rebuild of the failed top courses or a full rebuild above the roofline. Both finish with a new crown and new flashing. On an older farmhouse, we talk through brick and the chimney’s original look before starting.

Chimney Crowns and Caps

The crown is the sloped slab at the top of the chimney. It sheds water away from the flue and past the brick. Flat, thin or cracked crowns let water into the masonry from above. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap keeps rain, debris and animals out of the flue opening, and on open land it must be fastened against wind.

Waterproofing and Moisture Protection

After repairs, a breathable water repellent can reduce how much wind-driven rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we apply it only after those repairs are complete.

Signs Your Chimney May Need Repair

  • Water stains near a chimney inside the house
  • Recessed, sandy or missing mortar
  • Flaking or broken brick
  • Lifted, rusted or tar-covered flashing
  • A cracked crown or missing cap
  • Birds or animals getting into an unused chimney
  • White staining on the brick
  • A chimney that leans

Repair Versus Rebuilding

Most chimneys can be repaired with repointing, some brick replacement, new flashing and a new crown or cap. A rebuild is the better choice when the brick has failed across a large area or the chimney is out of plumb. We explain both options with photos during the estimate.

What Affects Chimney Repair Costs in Upper Freehold?

We price each chimney after seeing it. On rural properties, a few factors may matter more than in town:

  • How many chimneys need work, and their height
  • Roof pitch and the size and complexity of an older farmhouse roof
  • Travel and delivery distance
  • Long driveways and keeping equipment off septic fields, wells and soft pasture
  • Flashing condition and whether a cricket is needed
  • How closely replacement brick must match
  • Crown repair or replacement
  • Whether a permit is required

Permits for Chimney Work

Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Upper Freehold construction office before work begins, and we can discuss it during your estimate.
