Chimney Repair in Robbinsville, NJ | Monarch Roofing & Construction
Robbinsville Township covers about 20.6 square miles in eastern Mercer County, near the middle of the state where the Turnpike, Interstate 195, Route 130 and Route 33 meet. Its housing falls into a few clear groups: the condominiums, townhouses and single-family homes of Robbinsville Town Center; detached homes in the subdivisions built during recent decades; and farmhouses and older homes in crossroads communities such as Windsor and New Sharon. Many houses also stand on open, flat land with few trees, where wind has a long run at the roof.
Monarch Roofing & Construction repairs chimneys and the roofing around them. On masonry chimneys we repoint mortar, replace brick, rebuild crowns and stacks and replace flashing. On framed chimney chases, we repair the cap, the siding and the flashing. Every job starts with a free chimney repair estimate.

Professional Chimney Repair in Robbinsville
Brick chimneys on older homes
In Windsor, New Sharon and the other older crossroads communities, farmhouses and older homes may have brick chimneys due for maintenance, along with board decking and multiple shingle layers on the roof. Recessed mortar, cracked crowns and flashing buried under old shingles are the usual starting points.
Framed chimney chases on newer homes
Some newer homes have framed chimney chases rather than masonry. A chase is a wood-framed box clad in siding, topped with a metal chase cover or cap. It does not need repointing, but it still needs to shed water: the siding must be sound, the top must be tight, and the flashing where the chase meets the roof must be installed correctly. A rusted or dished chase top can hold water and let it into the framing.
Subdivision homes with complex roofs
Detached homes from recent decades often have steep, complex roofs with valleys, hips and dormers. When a chimney or chase sits near a valley or wall, extra water is directed toward it, and the flashing has to work with the surrounding roof details.
Exposed lots
On open land with few trees, wind drives rain into mortar joints, under flashing edges and against chase siding. Caps and chase tops need to be fastened securely.

Chimney Leaks and Roof Flashing
A leak near a chimney can come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or on a chase, from failed siding or a leaking chase top. We check every possible source before recommending a repair.
Flashing works in layers. Step flashing runs up each side with the shingles. On brick, counter flashing is cut into the mortar and laps over the steps; on a chase, the siding laps over the step flashing instead. An apron seals the low side, and a cricket or back pan handles the high side. We replace failed flashing rather than sealing over it with tar.
Brick and Mortar Repairs
When mortar joints recess or crumble, water gets into the brick and freezes in winter, pushing the faces off. That spalling spreads each season. We repoint by cutting out worn mortar to an even depth and packing in fresh mortar compatible with the brick; on older homes, a softer mortar protects softer brick. Damaged bricks are replaced with the best available match.
Chimney Rebuilding
A masonry chimney that leans, has loose brick throughout the top, or has cracks through many courses may need rebuilding. We only recommend it after evaluating the chimney. A partial rebuild replaces the failed upper courses; a full rebuild above the roofline relays the chimney from the roof deck or lower. Every rebuild finishes with a new crown and new flashing.
Chimney Crowns, Caps and Chase Tops
On a brick chimney, the crown is the sloped slab across the top that sheds water clear of the brick. Flat, thin or cracked crowns let water into the masonry. We repair small cracks where that will last and replace crowns that are broken or poorly shaped. A cap over the flue opening keeps rain and animals out.
On a framed chase, the chase top does the same job. If it is rusted, flat or dished, water collects and seeps through. Replacing it with a properly sloped top that sheds water is often the main fix for a leaking chase.
Waterproofing and Moisture Protection
After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs. Repellent is a masonry treatment and is not used in place of repairs to a framed chase.
Signs Your Chimney May Need Repair
- Water stains near the chimney or chase inside
- Recessed, sandy or missing mortar
- Flaking or broken brick
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- A rusted or sagging chase top
- Loose, cracked or stained siding on a chase
- A chimney that leans
Repair Versus Rebuilding
Most chimneys can be repaired. For brick, that means repointing, some brick replacement, new flashing and a new crown or cap. For a chase, it usually means a new chase top, siding repairs and new flashing. A masonry rebuild makes sense when the brick has failed over a large area or the chimney is out of plumb.
Association Communities
If you live in Town Center or another association community, check your governing documents before arranging chimney or roof work. The association may handle exterior repairs, or may require approval of materials and colors so the community stays uniform. We can provide the scope and material details you need for an application.
What Affects Chimney Repair Costs in Robbinsville?
We price each chimney after seeing it. Costs depend on:
- Whether the chimney is brick or a framed chase
- Chimney height and how much needs work
- Roof pitch and complexity, including nearby valleys
- Flashing condition and whether a cricket is needed
- Crown, cap or chase top repair or replacement
- Roofing or siding repairs around the chimney
- Association requirements
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the Robbinsville construction office before work begins, and we can discuss it during your estimate.
