It surrounds Hightstown and includes Twin Rivers, described as New Jersey’s first planned unit development, along with Etra, Locust Corner, Hickory Corner, Eilers Corner, Allens Station, Millstone and Washington Oak. Housing ranges from townhouses with shared roofs and association rules, to single-family subdivisions of many ages, to older crossroads homes with board decking and masonry chimneys.
Monarch Roofing & Construction repairs masonry chimneys and the caps and flashing on framed chimney chases, together with the roofing around them. We repoint, replace brick, rebuild crowns, replace caps and chase tops, and install new flashing. Every project starts with a free chimney repair estimate.

Professional Chimney Repair in East Windsor
Masonry chimneys on older homes
In older settlements such as Etra and Locust Corner, houses may have masonry chimneys and board decking under the roof. Brick that has weathered for decades often needs repointing, and crowns may be cracked. We check the chimney and the roof around it before pricing.
Framed chases on newer homes
Many subdivision homes have framed chimney chases instead of masonry. The chase top, the siding and the flashing where the chase meets the roof are what keep water out. A rusted chase top or open siding joint can let water into the framing well before anything shows inside.
Townhouses and planned communities
In a planned community such as Twin Rivers, exterior work on attached homes may be the association’s responsibility, or owners may handle it under association standards. If a chimney or chase sits near a shared roof or a firewall, the repair has to tie into the neighboring roof without disturbing it more than necessary. Find out what your association requires before arranging work.
Detached homes of many ages
Older roofs on detached homes may already have two layers of shingles around the chimney, which makes proper flashing hard. Newer roofs may need only flashing and cap repairs at the chimney.

Chimney Leaks and Roof Flashing
Water near a chimney can come from flashing, open mortar joints, porous brick, a cracked crown, an uncapped flue, or a failed chase top or siding joint. We trace it before recommending a repair.
Step flashing runs up the sides of the chimney with each course of shingles. On masonry, counter flashing is cut into the mortar and laps over it; on a chase, the siding laps over the step flashing. An apron seals the low side, and a cricket or back pan diverts water around the high side. Where a chimney is near a firewall or the line between two townhouse roofs, the flashing must also work with the neighbor’s roof. We install new flashing instead of covering old metal with tar.
Brick and Mortar Repairs
When mortar joints recess or crumble, water gets into the masonry and freezes, pushing the faces off bricks. That spalling spreads each winter. We repoint by removing worn mortar to an even depth and packing in fresh mortar compatible with the brick. On older homes, the mortar should be softer than the brick. Damaged bricks are replaced with the closest available match.
Chimney Rebuilding
A masonry chimney that leans, has loose brick throughout the top, or has cracks through many courses may need rebuilding. We recommend it only after evaluating the masonry. A partial rebuild replaces the failed upper courses; a full rebuild above the roofline relays the chimney from the roof deck or lower. Both include a new crown and new flashing.
Crowns, Caps and Chase Tops
On masonry chimneys, the crown is the sloped slab across the top that sheds water clear of the brick. Flat or cracked crowns let water soak into the chimney. We repair minor cracks where that will last and replace crowns that are broken or poorly shaped. A cap over the flue keeps rain and animals out.
On framed chases, the chase top covers the box. When it rusts or sags, water pools and seeps into the framing. We replace it with a properly sloped top.
Waterproofing and Moisture Protection
After masonry repairs, a breathable water repellent can reduce how much rain the brick absorbs while letting moisture escape. It does not seal open joints, fix a cracked crown or stop a flashing leak, so we use it only after those repairs. It is not a substitute for repairing a chase top or siding.
Signs Your Chimney May Need Repair
- Water stains near the chimney inside
- Recessed or missing mortar
- Flaking or broken brick
- Lifted, rusted or tar-covered flashing
- A cracked crown or missing cap
- A rusted or sagging chase top
- Open joints or stains on chase siding
- A chimney that leans
Repair Versus Rebuilding
Repairs fix most chimney problems: new flashing, repointing, some new brick, and a new crown, cap or chase top. A masonry rebuild becomes worthwhile when the brick has failed over a large area or the chimney is out of plumb. We show you photos and explain both options.
What Affects Chimney Repair Costs in East Windsor?
We price each chimney after seeing it. Factors include:
- Whether the chimney is masonry or a framed chase
- Chimney height and roof pitch
- Whether the chimney is near a shared roof or firewall
- Whether there are two layers of shingles around it
- Flashing condition and whether a cricket is needed
- Crown, cap or chase top replacement
- Association requirements
- Whether a permit is required
Permits for Chimney Work
Permit requirements depend on the type of chimney work. Rebuilding a chimney or other structural masonry work may require a construction permit and inspection under New Jersey’s Uniform Construction Code, while some minor exterior maintenance may not. Because the answer depends on the scope of the job, check with the East Windsor Township construction office before work begins, and we can discuss it during your estimate. If you live in an association community, get any required association approval in writing as well.

How do I schedule an estimate?
Use the online scheduling button on this page or call or text (551) 241-0470.
I live in Twin Rivers. Who handles chimney repairs?
It depends on your association. It may handle exterior work, or owners may do it under association standards. Check your documents first.
My chimney is covered in siding. Can it leak?
Yes. Framed chases leak through rusted chase tops, open siding joints and failed flashing. We repair all three.
My townhouse chimney is near my neighbor’s roof. Is that a problem?
The flashing has to tie into the neighbor’s roof correctly. We plan the repair to disturb the adjoining roof as little as possible.
Do you repair the roof around the chimney?
Yes. We repair shingles, underlayment and decking around the chimney along with the flashing.
