When window replacement makes sense
Windows do more than let in light. They are part of the building envelope, and an old or poorly sealed window can let in drafts, air leaks and water. Window replacement removes the existing sash or full unit and installs a new window sized and sealed for the opening.
Homeowners typically consider replacement when windows are drafty, hard to open or lock, fogged between the panes, or when frames and sills show rot or water damage. Replacement is also common during siding or exterior trim projects, when the openings are already exposed.
We start by looking at the existing windows and the condition of the frames, sills and surrounding wall. We measure each opening, talk through style and material options, and explain whether an insert replacement or a full-frame replacement fits the situation.
Why the installation details matter
A well-made window can still leak if it is not flashed and sealed correctly. The way the new unit is set, shimmed, insulated, flashed and trimmed has a lot to do with how it performs over time.
Common window problems
Signs that a window may need repair or replacement.
Drafts
Air moving around the sash or frame, often from worn weatherstripping or failed seals.
Condensation between panes
Fogging inside a double-pane unit usually means the seal has failed.
Damaged frames
Rot, cracks or soft spots in frames and sills, often from long-term moisture.
Poor operation
Windows that stick, will not stay open, or do not lock securely.
Water intrusion
Staining or peeling paint around the window that points to leaks.
Uncomfortable rooms
Rooms near older windows that feel noticeably colder or hotter.
Window repair or window replacement?
Not every window problem requires a new window. We explain the options for each opening.
Conditions that may favor repair
- Worn weatherstripping or sealant
- Broken hardware, locks or balances
- Minor, localized trim damage
- Frame and sill structurally sound
Conditions that may favor replacement
- Fogged glass from failed insulated-glass seals
- Rotted or warped frames and sills
- Windows that will not operate safely
- Several windows with similar age-related problems
Factors that affect the decision
The condition of the frame and sill, the type of window, how many windows are affected, your budget and whether other exterior work (like siding) is planned.
When further investigation is needed
Water damage around a window can extend into the wall framing. If we see signs of that, we explain what further investigation is needed before setting the final scope.

Window replacement FAQs
How do you measure for replacement windows?
We measure each opening during the evaluation. Exact measurements matter because replacement windows are typically made to size.
What is the difference between insert and full-frame replacement?
An insert replacement fits a new unit into the existing frame. A full-frame replacement removes the old frame down to the rough opening. The right choice depends on frame condition and your goals.
Do I need to replace all my windows at once?
No. Many homeowners replace the windows with the most problems first. We can help you prioritize.
Can fogged glass be fixed without replacing the window?
Fogging usually means the insulated-glass seal has failed. Depending on the window, the glass unit or the whole window may need replacing; we explain the options.
Will new windows lower my energy bills?
Glass packages, low-E coatings and good installation can improve comfort. Actual savings depend on many factors, so we do not promise specific numbers.
What do U-factor and SHGC mean?
U-factor measures how well a window insulates; lower is better. SHGC (solar heat gain coefficient) measures how much solar heat passes through. Both appear on product labels.
Do you replace exterior trim around the window?
Yes. Deteriorated trim and sills are often addressed as part of the project, and we look at how water is managed around the opening.
Is the estimate free?
Yes. Window evaluations and estimates are free.
