The joint where chimney and roof meet
A chimney and a roof move and weather differently, and the gap between them has to be sealed with metal flashing. When that flashing lifts, rusts, cracks or loses its seal, water runs straight into the roof deck, the framing and often the ceiling or wall beside the chimney.
Chimney flashing is usually a layered system. Step flashing is woven in with the shingles along the sides, counter flashing is set into the masonry and laps over the step flashing, and an apron and back section (sometimes a cricket on wider chimneys) handle the low and high sides. Leaks often come from one weak piece or from sealant used in place of proper flashing.
We look at the flashing, the masonry it is set into and the shingles around it, then explain whether a targeted repair will hold or whether the flashing should be replaced.
Flashing depends on the masonry and the roof
New flashing will not last if the mortar joints it is set into are crumbling or the shingles around it are worn out. We tell you if those need attention as part of the job.
Common chimney flashing problems
These are the flashing issues we find most often around chimneys.
Lifted counter flashing
Metal that has pulled out of the mortar joint, leaving a gap at the top.
Leaks beside the chimney
Stains on ceilings or walls next to the chimney, often after wind-driven rain.
Dried, cracked sealant
Caulk or tar that has shrunk and split, especially where it replaced proper flashing.
Rusted or corroded metal
Older flashing that has thinned, rusted through or developed holes.
Missing step flashing
Shingles run up against the chimney without the step pieces needed underneath.
Water backing up behind
Water and debris collecting on the high side of a wide chimney with no cricket.
Repair the flashing or replace it?
A small, localized problem can often be repaired. Flashing that has failed in several places usually needs to be redone.
Conditions that may favor repair
- One section lifted or loose
- Sealant failure with sound metal
- Counter flashing that can be reset
- Shingles around the chimney in good shape
Conditions that may favor replacement
- Rusted or perforated metal
- Missing step flashing
- Leaks from more than one side
- Roof replacement planned or underway
Factors that affect the decision
The condition of the metal, how it was originally installed, the state of the mortar joints and shingles around the chimney, and the roof’s overall age.
When further investigation is needed
Water can travel along the deck before it shows inside, so a stain is not always directly below the leak. If the chimney masonry or crown is also letting water in, flashing alone will not stop the leak, and we will explain that.

Chimney flashing components
Each part of the flashing system has a job. A leak often comes down to one of them.
Step flashing
Individual L-shaped pieces woven in with each course of shingles along the chimney sides.
Counter flashing
Metal set into the mortar joints that laps over the step flashing to shed water.
Apron & back flashing
Pieces across the low and high sides that direct water around the chimney.
Cricket
A small peaked structure behind wider chimneys that diverts water and debris to the sides.

Chimney flashing FAQs
How do I know if my chimney flashing is leaking?
Stains on the ceiling or wall beside the chimney, damp attic framing around it, or visible gaps and rust in the metal are common signs. A leak can also come from the crown or masonry, so we check those too.
Can flashing be fixed with caulk or roofing cement?
Sealant can buy time, but it is not a substitute for properly installed flashing. It dries, cracks and pulls away, which is why many recurring chimney leaks trace back to it.
What is counter flashing?
It is the metal set into the mortar joints of the chimney that overlaps the step flashing. It keeps water from getting behind the step flashing at the top.
Does my chimney need a cricket?
Wider chimneys, especially on the uphill side of a roof, often benefit from one. It keeps water and debris from collecting against the chimney. We tell you if yours would.
Should flashing be replaced with a new roof?
Often yes. Reusing old chimney flashing under new shingles can leave a weak point. We look at its condition and recommend accordingly.
Why does the leak only happen in some storms?
Wind direction and heavy, sustained rain can push water into gaps that normal rain does not reach. That pattern is common with flashing problems.
Will you repair the shingles around the chimney too?
Yes. Flashing and shingles work together, so damaged shingles around the chimney are part of the repair when needed.
Is the inspection free?
Yes. Flashing inspections and estimates are free.
