What a roof inspection is, and why it matters
A roof inspection is a visual evaluation of the roof surface and the components that keep water out: shingles, flashing, valleys, penetrations, ventilation and the gutters that carry water away. Many roof problems start small. A lifted shingle, a cracked pipe boot or a loose piece of flashing can let water in long before a stain appears on a ceiling.
Homeowners usually call us after a storm, when they notice missing or damaged shingles, when a water stain appears, before buying or selling a home, or simply because the roof is getting older and they want to know where it stands.
During the visit we look at the roof’s overall condition, note specific concerns, and explain them in plain language, with photos where helpful. If repairs make sense, we tell you. If the roof is in good shape, we tell you that too.
What a visual inspection can and cannot show
A visual inspection shows what can be seen from the roof surface, the attic where accessible, and the interior where relevant. It cannot reveal every concealed problem. Damaged decking under sound shingles, for example, may only be confirmed when materials are removed. When something needs a closer look, we explain why and what the next step would be.
What roof inspections often uncover
These are some of the issues we look for. Finding them early usually means a smaller, simpler repair.
Missing or lifted shingles
Wind can lift or remove shingles and expose the underlayment beneath them.
Damaged flashing
Loose, bent or deteriorated metal at chimneys, walls and penetrations is a common leak point.
Signs of leaks
Staining, soft spots or discoloration that point to water getting past the roof surface.
Ventilation concerns
Blocked or unbalanced attic ventilation can contribute to heat and moisture problems.
Drainage problems
Clogged, sagging or overflowing gutters that let water back up at the roof edge.
Worn roof valleys
Valleys carry a lot of water and show wear earlier than other areas of the roof.
Repair, replace or simply monitor
An inspection is not a sales visit. Our recommendation depends on what we actually find.
Conditions that usually favor repair
- Damage limited to one area of the roof
- A few missing or damaged shingles
- A single flashing or pipe boot failure
- Roof covering otherwise in serviceable condition
Conditions that may point to replacement
- Widespread shingle wear, curling or granule loss
- Repeated leaks in different areas
- Signs of extensive decking damage
- A roof near the end of its useful life
Factors that affect the decision
The roof’s age and overall condition, how widespread the damage is, the condition of flashing and decking, and your plans for the home.
When further investigation is needed
Some issues, such as leaks that travel before showing inside, or decking condition under intact shingles, cannot be fully confirmed visually. We explain when a closer look or a repair-in-progress evaluation is needed.

Roof components we evaluate
A roof is a system. These are the main parts we look at during an inspection.
Shingles
Condition, alignment, wear, granule loss and storm damage on the roof covering.
Flashing
Metal at chimneys, walls, valleys and penetrations that directs water away from joints.
Underlayment & decking
Visible signs of moisture or soft areas where accessible. Hidden decking may need confirmation later.
Ventilation
Intake at the eaves and exhaust near the ridge that help manage attic heat and moisture.

Roof inspection FAQs
Is the roof inspection really free?
Yes. Monarch Roofing & Construction offers free roof inspections and free estimates.
How long does a roof inspection take?
It depends on the size, pitch and accessibility of the roof and what we find. We will give you a better idea when we confirm the appointment.
Do I need to be home during the inspection?
It helps, especially if there is interior staining or attic access we should look at, and so we can walk you through the findings. If you cannot be there, let us know when you book.
Will you go up on the roof?
When it is safe to do so. Weather, roof pitch and condition affect what we can access. Please do not climb on your roof yourself to take photos.
Can an inspection find every problem?
No visual inspection can identify every concealed defect. We report what can be seen and explain when something needs further investigation.
Should I get an inspection after a storm?
If you notice missing shingles, debris on the roof, granules in the gutters or new interior stains after severe weather, an inspection is a sensible next step.
Will you tell me if I do not need any work?
Yes. If the roof is in good condition, we will say so. Our recommendation depends on what we find.
Can I send photos before the visit?
Yes. You can upload up to five photos with your request. Photos taken safely from the ground or inside help us prepare.
