Service Overview

When an exterior door has done its job

Exterior doors take a beating. They swing thousands of times a year, face sun and rain, and are expected to seal tightly and lock securely every time. Eventually slabs warp, frames loosen, thresholds wear and weatherstripping stops sealing.

Door replacement puts a new unit into an existing opening. Depending on the condition of the frame, that may be a slab only, a new prehung door including the frame, or a prehung door after repairs to the rough opening. Side, back and garage entry doors are common candidates, along with front doors.

Before recommending anything, we check whether the problem is really the door. A door that drags may be hanging on loose hinges, and a draft may only need a new sweep. When the slab or frame is beyond saving, we explain your options for material, style and hardware.

Look below the threshold

Years of water at the threshold can rot the sill and the subfloor beneath it, and the damage is often hidden. When we remove an old door, we check this area. If it needs repair, we tell you before setting the new door.

Common Problems

Signs an exterior door may need replacing

Some of these can be repaired. Others mean the door or frame is near the end of its life.

Warped or bowed slab

A door that no longer sits flat against the stops, leaving gaps at the corners.

Daylight around the door

Light visible at the edges or threshold, a sure sign air is moving through.

Rotted jambs or sill

Soft wood at the bottom of the frame where water collects.

Locks that will not line up

Deadbolts and latches that need a push or lift to engage.

Cracked or split panels

Damage to the slab from impact, weather or age.

Water at the threshold

Puddles inside or staining on the floor after rain.

Repair or Replace

Repair the door, replace the slab or replace the unit?

There are three common paths. Frame condition usually decides which one fits.

Often repairable

When the door may only need repair

  • Loose hinges or a sagging slab
  • Worn weatherstripping or sweep
  • Hardware that needs adjustment or replacement
  • Frame and threshold in good condition
May need replacement

When replacement makes more sense

  • Warped, cracked or delaminating slab
  • Rotted jambs, brickmold or sill
  • Repeated water at the threshold
  • An opening that has gone out of square

Factors that affect the decision

The condition of the frame and sill, the door material, security and hardware needs, the look you want and your budget.

When further investigation is needed

Subfloor or framing damage under the threshold is often not visible until the old door is removed. If we find it, we pause and review the repair with you.

Materials & Options

Exterior door materials

General information about common door types. We discuss which suits your home and opening.

Steel doors

Durable and often budget-friendly. Dents and rust at the bottom edge are things to watch for.

Fiberglass doors

Resist warping and denting and can be finished to look like wood.

Wood doors

Traditional look and feel. They need regular finishing to protect them from weather.

Frames & thresholds

Wood or composite frames and adjustable thresholds that affect long-term durability and sealing.

FAQ

Exterior door replacement FAQs

Can you replace just the door and keep the frame?

If the frame is square and in good condition, a slab replacement may work. It requires careful fitting and hinge and lock preparation to match the existing frame.

What is a prehung door?

A door that comes already mounted in its own frame with hinges and weatherstripping. It is often the better choice when the old frame is worn or out of square.

My door drags at the top. Does it need replacing?

Not necessarily. Loose hinge screws or a settled frame can cause it. We check for simple fixes before recommending a new door.

Can you replace a door that is an unusual size?

Many sizes are available, and some doors can be ordered to fit. In some cases the opening is adjusted. We measure and explain the options.

Will you remove and dispose of the old door?

Removal of the old door is normally part of the job. We confirm what is included in your estimate.

Do you replace storm doors too?

Tell us about it in your request. We look at how the storm door works with the main door and include it in the discussion.

What if the floor under the threshold is soft?

That usually means water damage. It should be repaired before the new door is set, and we review that work with you first.

Is the estimate free?

Yes. We look at the door and give you a free estimate.
