Service Overview

Fixing the cause, not just the symptom

Exterior chimney problems rarely stay put. A small crack in the crown lets water into the brick, the water freezes and pushes mortar out of the joints, and before long bricks are loose or the flashing has pulled away from the roof. A good repair deals with how the damage started as well as what it looks like now.

Chimney repair can mean several different things: repointing worn mortar joints, replacing damaged brick, repairing or replacing a crown, installing a cap, or redoing the flashing where the chimney meets the roof. Many chimneys need a combination.

We start by looking at the whole exterior of the chimney and the roof around it. Then we explain what we see, which repairs make sense, and whether any of the damage is extensive enough that a partial rebuild should be considered instead.

Why chimney and roof work go together

The chimney passes straight through the roof, and the flashing at that joint is shared between the two. Because we also do roofing, we can look at the chimney, the flashing and the surrounding shingles as one connected area.

Common Problems

Chimney problems we are often called about

These are the exterior issues that most often lead homeowners to contact us.

Crumbling mortar

Joints that have eroded, cracked or fallen out between the bricks.

Loose or damaged brick

Bricks that have shifted, cracked or lost their faces to freeze-thaw damage.

Crown cracks

Cracks across the top of the chimney that let water into the masonry below.

Leaks near the chimney

Stains on ceilings or walls beside the chimney after rain.

Failed flashing

Metal at the roofline that has lifted, rusted or lost its seal.

Damaged cap

A cap that is rusted, bent, loose or missing altogether.

Repair or Rebuild

Chimney repair or chimney rebuild?

Many chimneys can be repaired. Some have deteriorated to the point where rebuilding part of the chimney is the more sensible option.

Often repairable

Conditions that usually favor repair

  • Mortar erosion in limited areas
  • A few cracked or spalling bricks
  • A crown with repairable cracks
  • Flashing or cap failure with sound masonry
May need rebuilding

Conditions that may favor a rebuild

  • Loose brick across large sections
  • Visible leaning or separation
  • Deterioration extending well down the stack
  • Past repairs failing repeatedly

Factors that affect the decision

How widespread the damage is, the condition of the brick itself (not only the joints), whether the chimney is still in use, and any roof work that is planned.

When further investigation is needed

Damage inside the masonry is not always visible from outside. If we open up an area and find more deterioration than expected, we stop and talk with you before changing the scope.

Our Process

How chimney repair works

  1. Request

Use the form to send photos of the chimney, or call or text us.

  2. Evaluate

We look at the brick, mortar, crown, cap, flashing and nearby roofing.

  3. Explain & estimate

We walk through the cause of the damage and give you a written estimate.

  4. Prepare

We protect the roof and surrounding areas before work begins.

  5. Repair

Approved repairs are completed, matched to the chimney as closely as practical.

  6. Review

We clean up and go over the finished work with you.

Masonry work depends on weather. We confirm scheduling with you once the estimate is approved.

Materials & Options

Chimney repair materials and components

The right materials depend on the existing chimney. We discuss options that suit it.

Mortar

Mortar chosen to suit the existing brick, so repaired joints work with the masonry around them.

Brick

Replacement brick matched to the existing color and size as closely as available materials allow.

Crown materials

A sloped, properly shaped crown that sheds water away from the flue and off the chimney.

Flashing & caps

Metal flashing at the roofline and a cap sized to the flue and chimney top.

FAQ

Chimney repair FAQs

How do I know if my chimney needs repair?

Common signs include crumbling mortar, loose or flaking brick, cracks on the crown, a damaged cap, rust or gaps in the flashing, and stains near the chimney inside the house.

Can you match the existing brick and mortar?

We try to match color, size and texture as closely as available materials allow. Exact matches are not always possible, especially on older chimneys, and we tell you what to expect beforehand.

Do you repair the inside of the chimney?

Our chimney work focuses on the exterior: masonry, crown, cap and flashing. Flue and fireplace safety evaluations should be done by a qualified chimney safety professional.

Is it better to repair now or wait?

Exterior damage tends to grow as water gets into the masonry, especially through freeze-thaw cycles. Waiting usually makes the eventual repair larger, though not every finding is urgent.

Can chimney repair stop a leak?

If the leak is coming from the chimney, yes, provided the repair addresses the actual entry point, whether that is flashing, the crown or the masonry.

Will you work on my roof as part of the repair?

Where the chimney meets the roof, some roofing work may be needed, for example when flashing is replaced. We include that in the estimate when it applies.

Can repairs be done in cold weather?

Mortar and masonry work is sensitive to temperature and moisture. We schedule around the weather so the materials can cure properly.

Is the estimate free?

Yes. Chimney repair evaluations and estimates are free.
