Service Overview

Planning a new deck that fits your home

A new deck adds usable outdoor space, but the best decks are planned around more than square footage. Where the door opens, where the sun falls, how high the deck sits above the yard, where the stairs land and how people move between the house, the deck and the lawn all shape a good design.

We begin with a site visit to look at the house wall, the grade, existing doors and windows, utilities to avoid and any patio or walkway the deck should connect to. Then we discuss size, shape, materials, railings and stairs, and what your budget comfortably supports.

The structure comes next: footings and posts, beams and joists, and the ledger attachment if the deck connects to the house. These are the parts that keep a deck solid long after the first summer, so we take them as seriously as the finish.

Permits and inspections

New decks generally require a permit, and towns usually inspect at certain stages, such as footings, framing and final. Some designs need drawings or an engineer’s input. Requirements vary by town, and we explain what we expect for your project in the estimate.

Common Problems

Issues good planning helps avoid

Many deck problems are built in on day one. These are the ones careful planning and installation are meant to prevent.

Water at the house

A ledger without proper flashing can let water into the house framing behind it.

Bounce and sag

Joists and beams that span too far for their size.

Awkward stairs

Stairs that land in the wrong spot, block a path or have uneven steps.

Footings in the wrong place

Posts too far apart, too shallow or set where water collects.

Poor drainage below

Water pooling under the deck and keeping framing and footings wet.

Blocked views and access

Deck height and railings that interfere with windows, doors or views.

Attached or Freestanding

Two common ways to support a new deck

Both approaches can work well. The right one depends on your house, the site and the design.

Attached deck

Fastened to the house with a ledger

  • Common where the deck sits off a back door
  • Relies on a properly fastened and flashed ledger
  • Needs a suitable house wall and rim framing
  • Uses footings along the outer edge only
Freestanding deck

Supported entirely on its own footings

  • Avoids fastening into the house wall
  • Needs an additional line of footings near the house
  • Useful where the house wall is not suitable for a ledger
  • Also an option for decks away from the house

Factors that affect the decision

The house wall construction, siding type, deck height, soil and grade, local requirements, and the layout you want.

When further investigation is needed

Town requirements and site conditions can steer the choice. We explain what we see and what your building department is likely to ask for before you commit.

Our Process

How deck installation works

  1. Site visit

We look at the house, yard and access, and talk about how you want to use the deck.

  2. Design & estimate

We review layout, materials and railings, and provide an estimate.

  3. Permits

Where required, permit paperwork is submitted before work starts.

  4. Footings & framing

Footings, posts, beams, joists and ledger are installed.

  5. Decking & railings

Boards, guards, stairs and trim complete the deck.

  6. Final review

Required inspections are completed and we walk through the deck with you.

Permit review, inspections, weather and material availability affect scheduling. We confirm timing once you approve the estimate.

Materials & Options

Choosing materials for a new deck

We discuss options that fit your home, your budget and how much upkeep you want.

Wood decking

Pressure-treated lumber and other wood species, with a natural look that can be stained or sealed.

Composite decking

Boards designed for lower maintenance, installed to the specific product’s instructions.

Railings

Wood, composite and metal railing styles that meet your town’s guard requirements.

Structure

Treated framing lumber, footings and corrosion-resistant connectors suited to outdoor exposure.

FAQ

Deck installation FAQs

Do I need a permit for a new deck?

Generally, yes. New Jersey towns typically require a permit for new decks, and many inspect at stages such as footings, framing and final. Your town’s rules decide the details.

Do you design the deck?

We plan the layout, materials and details with you. If your town or the design requires stamped drawings or engineering, that would be provided by a licensed professional; we tell you if it is likely to be needed.

How high can my deck be?

Height affects railing, stair and footing requirements, and sometimes zoning. We work out a practical height based on your door threshold and grade.

Can a deck be built over a slope?

Often, yes. Sloped yards may need taller posts, additional bracing or different footing layouts. We assess the site during the visit.

Can you add a deck where there is no door?

A deck needs access. Adding a door is a separate scope that we can discuss, along with any permits it involves.

Can the deck connect to a patio?

Yes. Many homeowners pair a deck with a paver patio or walkway at the bottom of the stairs. We plan the two together.

What railing options are there?

Wood, composite and metal systems are common. Whatever the style, guards and handrails need to meet the requirements your town enforces.

Is the estimate for a new deck free?

Yes. The site visit and estimate are free.
