Service Overview

Many window problems do not need a new window

Windows are made of parts that wear at different rates. Weatherstripping compresses, balances weaken, locks loosen and exterior caulk dries out long before a well-built frame gives up. Replacing those parts can restore smooth operation and a tighter seal without the cost of a full replacement.

Common repairs include new weatherstripping, replacement balances or cranks, re-sealing the exterior perimeter, and repairing small areas of sill or trim damage. We start by finding the cause, not just the symptom, so the same problem does not return.

When a repair is not the right answer, we tell you. A frame with rot through it, or a window that can no longer be operated safely, is usually better replaced.

Repairing a window vs. replacing a sealed glass unit

These are two different jobs. A repair fixes the hardware, seals or wood around the glass. When the seal between panes fails and the glass fogs, the fog cannot be repaired from the outside: the fix is a replacement sealed glass unit (sometimes called an insulated glass unit or IGU) made to fit the existing sash, if the window design and sash condition allow it. Otherwise the sash or whole window may need replacing. We explain which applies to your window.

Common Problems

Window problems that are often repairable

If your window has one of these issues, a repair may be all it needs.

Window will not lock

Misaligned or broken sash locks and keepers that no longer pull the sash tight.

Sash will not stay open

Worn balances or springs that let a double-hung sash slide down on its own.

Whistling drafts

Air leaking past flattened weatherstripping or a gap at the meeting rail.

Cracked glass

A broken pane or sealed unit from impact or stress, in an otherwise sound sash.

Gaps at the exterior

Caulk joints that have split or pulled away from the siding or trim.

Localized sill rot

A soft corner or edge of a sill, caught before the rot spreads into the frame.

Repair or Replace

When repair is enough, and when it is not

We weigh the condition of the whole window, not just the part that failed.

Often repairable

Good candidates for repair

  • Frame and sill solid overall
  • Problem limited to hardware or seals
  • Glass breakage or fogging in a sash that can take a new glass unit
  • Window otherwise operates well
May need replacement

Signs repair may not be worth it

  • Rot through the frame, not just the surface
  • Replacement parts no longer available
  • Several failures in the same window
  • Many windows with the same age-related problems

Factors that affect the decision

The window’s age and construction, availability of parts, the condition of the frame and sill, and how many windows share the same issue.

When further investigation is needed

Sometimes removing a stop or piece of trim reveals more damage than was visible. If that happens, we pause and talk with you before the scope changes.

Our Process

How window repair works

  1. Describe

Tell us what the window is doing and send photos if you can.

  2. Diagnose

We find the cause: hardware, seals, glass or water at the exterior.

  3. Options

We explain repair, glass unit replacement or full replacement as they apply.

  4. Estimate

You get a written estimate for the repair you choose.

  5. Repair

Parts are installed, joints sealed and operation adjusted.

  6. Check

We test operation and locking with you before we leave.

Custom glass units and some hardware are ordered to size. We confirm timing with you once parts are identified.

Materials & Options

Common window repair parts

Most repairs come down to a handful of components. Matching them to your window is the key.

Weatherstripping

Pile, bulb and foam seals that close the gaps around a closed sash.

Balances & operators

Spring or block-and-tackle balances in double-hungs and crank operators in casements.

Sealed glass units

Two or more panes with a sealed space between, made to size when the original seal has failed.

Sealants & wood repair

Exterior-grade caulk and the repair or replacement of damaged sill and trim sections.

FAQ

Window repair FAQs

Can fogged windows be repaired?

The fog itself cannot be cleared from outside the glass. The usual fix is a new sealed glass unit made for your sash, if the window allows it. If not, the sash or window may need replacing.

Is replacing a glass unit the same as replacing a window?

No. A glass unit replacement keeps your existing frame and sash and swaps only the sealed glass. Window replacement removes the unit, and sometimes the frame, and installs a new one.

My double-hung window will not stay up. Can that be fixed?

Usually. That is often a worn balance, which can be replaced if a compatible part is available for your window.

Can you repair a rotted window sill?

Small areas of rot can sometimes be repaired or a sill section replaced. If rot extends into the frame, replacement is often the better choice.

Do you repair old wood windows?

We can evaluate them. Repair options depend on the condition of the wood and whether parts and glass can be matched.

Why does my window leak only in heavy rain?

Wind-driven rain often finds gaps in exterior caulk, flashing or the head trim. We check those areas first.

Will a repair stop drafts?

New weatherstripping and properly adjusted locks often reduce drafts noticeably. Drafts through the frame or wall may need a different fix.

Is the repair estimate free?

Yes. We look at the window and give you a repair estimate at no cost.
