The layer you rarely see
Roof decking (also called sheathing) is the layer of plywood, OSB or wood boards fastened to the rafters. Everything else on the roof, from underlayment to shingles, is nailed into it. If the decking is soft, rotted or delaminated, nails do not hold properly and the roof surface can sag or loosen.
Decking damage usually comes from long-term moisture: slow leaks, condensation from poor ventilation, or water backing up at the eaves. It can also come from impact damage during storms.
Why decking damage is often found at tear-off
Decking is covered by shingles and underlayment, so most of it cannot be seen from the roof surface. From the attic we can sometimes spot staining, delamination or daylight, but the full picture usually only becomes clear once the old roof is removed. That is why many roof replacement estimates include a note about decking that may need replacing.
When we find damaged decking during a job, we stop, show you what we found, with photos, and explain how much needs replacing before we continue. You know about any scope change before it happens, not on the final invoice.
What damages roof decking
Decking problems almost always have a cause. Fixing the decking without fixing the cause invites the same problem again.
Long-term leaks
Slow leaks that soak the same area of sheathing over time.
Attic condensation
Moisture from inside the house condensing on cold decking.
Eave rot
Water backing up at the eaves from ice dams or overflowing gutters.
Sagging
Decking that dips between rafters from rot, thin material or overloading.
Delamination
Plywood layers separating after repeated wetting.
Impact damage
Cracked or punctured sheathing from falling limbs.
How much decking needs replacing?
Sometimes it is a single sheet. Sometimes it is much more. Here is how we decide.
When spot replacement is enough
- Damage around a single leak point
- A few soft sheets at the eaves
- Surrounding decking firm and dry
- Cause identified and being corrected
When larger replacement may be needed
- Rot spread across many sheets
- Delamination across a slope
- Spaced boards unsuitable for the new roof
- Long-term ventilation moisture throughout
Factors that affect the decision
How far the damage extends, the type and thickness of the existing decking, what caused the damage, and what the new roof covering requires.
When further investigation is needed
The final amount of decking can only be confirmed once the roof is opened. We explain this before work begins, and we discuss any change in scope with you before replacing more than planned.

Decking materials and details
General information about common decking types and how they are installed.
Plywood
Cross-laminated wood sheets, a common sheathing for residential roofs.
OSB
Oriented strand board, made from compressed wood strands, also widely used.
Plank decking
Older homes may have spaced or solid boards that need evaluation before re-roofing.
Fastening & gaps
Proper nailing to rafters and small expansion gaps between sheets help the deck stay flat.

Roof decking FAQs
Can you tell if my decking is bad before tear-off?
Sometimes. Sagging, soft spots and attic staining are clues. But much of the decking is hidden, so the full extent is usually confirmed only once the roof is removed.
Why does my estimate mention decking as a possible extra?
Because hidden damage cannot be measured until the old roof is off. Your estimate explains how any needed decking replacement will be handled.
Will you replace decking without telling me?
No. If we find damage, we show you what we found and explain the extent before replacing more than planned.
Is plywood better than OSB?
Both are widely used for roof sheathing. Each has different characteristics; we can discuss them for your project.
My house has board decking. Can shingles go over it?
It depends on the boards’ condition and spacing. Some plank decks are fine; others need to be covered with new sheathing first.
Can decking be replaced without a full new roof?
Yes, in localized areas as part of a repair. Shingles are removed over the damaged area, the decking replaced, and the area re-roofed.
What causes decking to rot?
Usually moisture over time, from leaks, condensation due to poor ventilation, or ice dams at the eaves. We look for the cause, not just the damage.
Does decking replacement involve structural work?
Replacing sheathing is a normal part of roofing. If rafters or framing are damaged, structural repairs, engineering or permits may be required depending on the situation and town.
