Skylights and the roof around them
A skylight is essentially a window in the roof, which makes it one of the more demanding roof penetrations to keep watertight. It faces rain, snow and sun directly, and the joint between the skylight frame and the roof relies on correct flashing and underlayment.
When a skylight leaks, the cause may be the flashing around it, the seal between glass and frame, cracked glazing, or condensation from warm, moist indoor air meeting a cold skylight. These look similar from inside, so we identify which one it is before recommending a fix.
For homeowners replacing skylights, it often makes sense to coordinate with roof work, since new flashing ties in best when the surrounding shingles are being addressed. We talk through skylight types and sizes with you and explain options for your roof.
Repair, reflash or replace
Some skylights only need new flashing or resealing. Others have failed glazing or frames and are better replaced. If the roof itself is being replaced, replacing older skylights at the same time is worth discussing, so the new flashing and the new roof are installed together. Either way, we explain what we found and why we recommend one approach over another.
Common skylight problems
Skylight issues usually show up as water, fogging or visible wear.
Leaks around the frame
Water entering at the joint between skylight and roof.
Fogged glass
Moisture between panes from a failed insulated-glass seal.
Condensation dripping
Moisture forming on the inside glass in cold weather and running down the shaft.
Cracked glazing
Cracks or crazing in glass or acrylic domes from age or impact.
Failed flashing
Corroded, lifted or improperly installed flashing around the curb.
Damaged shaft or trim
Stained or deteriorated drywall and trim in the light shaft.
Repair the skylight or replace it?
The answer depends on where the problem is and the condition of the unit.
When repair may work
- Flashing that can be redone
- Sealant that has dried out
- Unit, glass and frame in good condition
- Roof around the skylight still sound
When replacement may be better
- Fogged or cracked glazing
- Deteriorated frame or curb
- Repeated leaks after repairs
- Roof replacement already planned
Factors that affect the decision
The age and type of skylight, where the leak originates, the condition of the roof around it, and whether roof work is planned.
When further investigation is needed
Water from a skylight leak can damage the curb, decking and shaft framing. If we see signs of that, we explain what we would need to open up to confirm.

Skylight FAQs
Why is my skylight dripping only in winter?
That is often condensation, not a leak: warm, moist indoor air meeting cold glass. Reducing indoor humidity and improving ventilation can help.
Can you just reflash my existing skylight?
Often, if the unit itself is in good condition. New flashing is integrated with the surrounding shingles and underlayment.
Should I replace skylights when I replace my roof?
It is worth considering, especially for older skylights. Replacing them together avoids disturbing the new roof later.
Can a new skylight be added to my roof?
In many cases, depending on framing and roof layout. Cutting rafters may require structural work and permits depending on the project and town; we explain what applies.
What is the difference between curb- and deck-mounted skylights?
A curb-mounted skylight sits on a raised frame built above the roof. A deck-mounted skylight attaches directly to the roof deck with its own flashing.
Can fogged skylight glass be fixed?
Fogging means the insulated-glass seal has failed. Depending on the unit, the glazing or the whole skylight may need replacing.
Will you repair the interior shaft?
We focus on the skylight and roof. We point out any interior water damage so you can plan those repairs.
Is the skylight estimate free?
Yes. Inspections and estimates are free.
