Small, regular attention for a roof
Roofs are easy to forget about until something goes wrong. Yet many leaks start with something small: a few shingles lifted by wind, sealant that has dried out at a vent, a pipe boot beginning to crack, or gutters full of leaves that let water back up at the eaves.
Roof maintenance is a visit focused on catching and fixing those small things. We look over the roof surface, flashing, penetrations and drainage, take care of minor repairs where appropriate, and tell you about anything that needs larger work so you can plan for it.
Many homeowners schedule maintenance in spring or fall, after a hard winter or a stormy season, or before listing a home. It is also sensible after a nearby tree has been dropping limbs or leaves on the roof.
What maintenance is not
Maintenance does not make an old roof new, and it cannot reveal every concealed problem. It is about keeping a serviceable roof in good order and giving you an honest view of its condition. When a roof is near the end of its useful life, we say so.
Small issues maintenance can catch
Each of these is usually a simple fix early on, and a bigger one if ignored.
Lifted shingles
Shingles that have come unsealed and can be blown off in the next storm.
Cracking pipe boots
Rubber collars beginning to split around plumbing vents.
Debris in valleys
Leaves and branches that hold water and slow drainage.
Clogged gutters
Gutters overflowing at the eaves and wetting the fascia and decking.
Dried sealant
Sealant at flashing edges and penetrations that has cracked or shrunk.
Exposed nails
Nail heads backing out or left exposed, which can let water in.
When maintenance is enough, and when it is not
Maintenance works best on a roof that is still in serviceable condition.
When maintenance makes sense
- Roof covering in serviceable condition
- Isolated minor issues
- No active leaks, or one easy-to-fix source
- You want to stay ahead of problems
When larger work may be needed
- Widespread curling, cracking or granule loss
- Multiple active leaks
- Soft or sagging areas
- Repeated repairs in the same spots
Factors that affect the decision
The age and condition of the roof covering, how often issues are appearing, the surrounding trees and exposure, and your plans for the home.
When further investigation is needed
A maintenance visit is visual. Conditions such as damaged decking under intact shingles may not be visible, and we explain when something needs a closer look.

Roof maintenance FAQs
How often should a roof be checked?
Many homeowners have it looked at periodically and after major storms. Roofs under trees or with older shingles may benefit from more frequent checks.
What is the best time of year for roof maintenance?
Spring and fall are popular, after winter weather and before the next season. Any time is fine if you have noticed a concern.
Is maintenance different from an inspection?
An inspection evaluates and reports on the roof. Maintenance adds small, preventive fixes such as resealing or securing shingles, quoted before they are done.
Do you clean gutters as part of maintenance?
We check gutters and drainage, and gutter cleaning can be added. See our gutter cleaning page for details.
Should I remove moss from my roof myself?
We advise against pressure washing or scraping shingles, which can damage them. Ask us about options for your roof.
Can I do roof maintenance myself?
You can watch for warning signs from the ground and keep gutters clear safely. Please leave work on the roof itself to professionals.
Will maintenance extend the life of my roof?
Addressing small issues early can help prevent avoidable damage, but we do not promise a specific lifespan. Age, materials and exposure all matter.
Is the maintenance inspection free?
Yes. The inspection is free, and any repairs are quoted before work starts.
