Steps that are solid, even and safe
Front steps and stoops take a beating. They carry every visitor, sit in the weather year-round and get salted, shoveled and soaked. Over time mortar joints open, treads loosen, brick faces spall and the whole stoop can start pulling away from the house.
Steps also have to be safe. Uneven riser heights, loose treads and wobbly railings are classic causes of trips and falls. When we repair or rebuild steps, we pay close attention to consistent rise and run, solid treads and a landing that makes sense at the door.
At the site visit we look at the steps, the stoop and how they connect to the house and walkway. We check for movement, cracks, loose units, failing mortar and signs that water is getting inside the structure. Then we explain whether a repair will hold or whether rebuilding is the better path.
Codes, railings and permits
Rebuilding steps, changing their size or adding railings can bring building code requirements into play, and some towns require permits or inspections. Requirements vary, so we will let you know what we expect to apply and what to confirm with your town.
Common step and stoop problems
Most step problems get worse each winter, as water gets in and freezes.
Cracked treads and risers
Cracks from freeze-thaw, settling or salt that let more water into the step.
Loose bricks and caps
Units that rock or come away because the mortar beneath has failed.
Uneven risers
Steps of different heights that catch people off guard.
Stoop pulling away
A gap opening between the stoop and the foundation as it settles.
Water on the treads
Treads that hold water or pitch toward the house instead of shedding it.
Wobbly railings
Railing posts loosening where they anchor into deteriorating masonry.
Repair the steps or rebuild them?
Steps that are structurally sound can often be repaired. Steps that are moving usually cannot be repaired well.
When repair may be enough
- A few loose bricks or caps
- Mortar joints worn but structure sound
- Isolated cracks without movement
- Risers already consistent
When rebuilding may be better
- Stoop separating from the house
- Widespread cracking or spalling
- Steps that rock or have settled unevenly
- Riser heights too inconsistent to fix
Factors that affect the decision
Whether the steps are moving, the condition of the base or footing, the materials, the extent of water damage and whether you want to change the size or look.
When further investigation is needed
Older stoops are often filled with rubble or soil, and their condition inside cannot be seen until they are opened. If we find hidden deterioration, we stop and discuss it with you.

Steps and stoops FAQs
Why are my steps different heights?
Settling, repairs over the years or a poor original build can leave risers uneven. Small differences can be a trip hazard, which is why we pay close attention to consistent riser heights.
Can you repair just the top step or landing?
Often, yes, if the rest of the structure is sound. If the problem is movement in the whole stoop, a top-only repair may not last.
My stoop is pulling away from the house. Is that serious?
It usually means the stoop has settled separately from the foundation. It should be looked at, both for safety and because the gap can let water toward the foundation.
Can you add a railing?
We can discuss railings with any step project. Code requirements may apply depending on the number of steps and the town, and permits may be needed.
Can you match my existing brick?
We look for a close match in color and size, but older brick weathers. Sometimes a stone cap or contrasting tread makes repairs look intentional.
Can you cover concrete steps with stone or pavers?
Sometimes, if the concrete is sound and the finished heights still work at the door. If the core is cracked or moving, covering it just hides the problem.
Why does salt damage my steps?
Salt draws water into masonry and adds to freeze-thaw stress, which can cause surface spalling. Using salt sparingly and choosing a gentler ice melt can help.
Is the step estimate free?
Yes. Step and stoop inspections and estimates are free.
