When a concrete patio is the right fit
A poured concrete patio gives you one continuous surface: easy to sweep, comfortable for furniture and simple to shovel. Many homeowners like its clean look, and it can be finished in different textures or edged and shaped to suit the yard and the house.
Concrete and pavers each have strengths. Concrete has no joints for weeds to grow in, while pavers can be lifted and reset in sections. Concrete will develop some cracking over time; good joint layout helps keep those cracks in predictable places. We are happy to talk through both options so you can choose what suits your space and priorities.
The site visit focuses on the layout, the finished height against the house, and drainage. A patio next to the foundation must slope away from it, and we plan where runoff will go once it leaves the slab.
Replacing an old concrete patio
Many older patios have sunk toward the house, cracked into pieces or heaved at one corner. If yours has, we look at why before planning the replacement, so the new slab does not repeat the same problem.
Concrete patio problems we see
If you have an older concrete patio, some of these may look familiar.
Pitch toward the house
A slab that has settled or was poured sloping toward the foundation.
Uncontrolled cracks
Cracks running across the slab where joints were missing.
Sunken corners
Sections dropping where the base washed out or was poorly compacted.
Scaling and spalling
A flaking surface from freeze-thaw cycles, salt or a weak finish.
Threshold problems
A slab poured too high against the door or siding.
Frost heave
Slabs lifted unevenly where water collects under them in winter.
Repair the old patio, cover it, or replace it?
Options depend on whether the existing slab is sound and pitched correctly.
When the existing patio may be kept
- Hairline cracks without movement
- Slab level and pitched away from the house
- Surface wear only
- Thresholds at a workable height
When replacement may be better
- Slab sloping toward the foundation
- Broken into several moving pieces
- Widespread scaling or crumbling
- Size or shape no longer fits your use
Factors that affect the decision
The slab’s pitch and stability, how badly it is cracked, the cause of the damage, height at the doors and whether you want to change the layout or material.
When further investigation is needed
Removing an old slab can reveal soft soil, voids or buried material. We discuss anything unexpected before adjusting the plan.

Concrete patio FAQs
Will my concrete patio crack?
Most concrete develops some cracking as it shrinks and moves. Control joints, a good base and proper curing help keep cracks controlled and less noticeable, but no one can promise a crack-free slab.
Concrete or pavers for my patio?
Concrete gives a continuous surface with no joints to weed; paver patios offer more patterns and can be repaired in sections. We can price both.
Can you pour over my old patio?
Pouring over an old slab raises the height and inherits its problems, so we usually recommend removal. We look at your situation before advising.
My patio slopes toward the house. What can be done?
If the slab has settled toward the foundation, replacement with proper pitch is usually the lasting fix. That also protects the foundation and basement from runoff.
Can you lay pavers over a concrete patio?
Sometimes, if the slab is sound, pitched correctly and the added height still works at the door. Otherwise removal is better.
How long before I can put furniture on it?
It depends on the mix and weather. We give you specific guidance after the pour.
Do concrete patios need sealing?
Sealing is optional. It can help with stains and water, and we can discuss whether it is worthwhile for your patio.
Is the concrete patio estimate free?
Yes. Site visits and estimates are free.
