Service Overview

Find out what is really going on with your windows

A window inspection is a visual evaluation of each window and the opening it sits in. We check how the sash or panel operates, whether the glass seals are intact, the condition of the frame, sill and trim, and how water is being managed on the outside of the wall.

Homeowners usually ask for an inspection when they notice drafts, fogged glass, stains below a window, or windows that are hard to open and lock. Others want a baseline before buying a home, before residing, or before deciding whether to repair or replace older units.

You get an honest summary of what we found, window by window where it matters. If a simple repair will do, we say so. If replacement makes more sense, we explain the reasons and give you an estimate to consider on your own time.

Inside and outside

Many problems show up on one side of the wall but start on the other. A stain on an interior sill may come from failed caulk or missing flashing outside. We look at both sides where we can safely reach them, and note when an upper-story window can only be viewed from the ground or from inside.

Common Problems

What window inspections often find

These issues are easy to miss from day to day but tell us a lot about a window’s condition.

Failed glass seals

Haze or condensation between panes that does not wipe away from either side.

Worn weatherstripping

Compressed, cracked or missing seals that let air move past the sash.

Water staining

Discolored drywall, swollen sills or peeling paint beneath the window.

Cracked exterior caulk

Shrunken or split sealant where the window meets the siding or trim.

Soft sills and frames

Wood that gives under light pressure, often from long-term moisture.

Hardware problems

Broken balances, loose locks or cranks that strip and slip.

After the Inspection

Repair, replace or leave it alone

The inspection tells us which path fits each window. Often the answer is a mix.

Often repairable

Findings that usually point to repair

  • Failed caulk with sound trim behind it
  • A broken lock, crank or balance
  • Worn weatherstripping on an otherwise good sash
  • A single cracked pane in a repairable frame
May need replacement

Findings that may point to replacement

  • Rot through the frame or sill
  • Fogged glass across several units
  • Sashes that are warped or will not stay up
  • Leaks coming through the unit itself

Factors that affect the decision

How many windows show the same problem, the frame material and its condition, signs of water in the wall, and your plans for the house.

When further investigation is needed

Damage hidden inside the wall or behind trim cannot always be confirmed visually. If staining or soft spots suggest it, we explain what would need to be opened up to know for sure.

Materials & Options

Window parts we evaluate

A window is several components working together. Here is what each one does.

Sash & glass

The moving or fixed panel and its glass unit, including the seal between panes.

Frame & sill

The fixed structure the sash sits in. The sill takes the most water and wear.

Weatherstripping & hardware

Seals, balances, locks and cranks that let the window close tightly and operate safely.

Exterior flashing & trim

The parts outside that direct water away from the opening and finish the edges.

FAQ

Window inspection FAQs

Is a window inspection free?

Yes. We do not charge for the inspection, and any estimate that follows is free as well.

Do you need to come inside?

For most window problems, yes. Operation, glass seals and interior staining are checked from inside. Let us know when you book if that is a concern.

Can you inspect upper-floor windows?

We inspect them from inside and from the ground or a ladder where it is safe. Some exterior details on high windows may only be visible from a distance, and we will say so.

How do I know if a glass seal has failed?

Look for haze, droplets or streaks between the panes that you cannot wipe off from either side. It may come and go with the weather at first.

Should I have my windows inspected before buying a house?

It can help you understand which windows may need work soon. Our inspection covers windows and their openings only, not a full home inspection.

Will you tell me if my windows are fine?

Yes. If a window is in good shape, we tell you, and we will not suggest work it does not need.

What if you find water damage in the wall?

We explain what we saw and what it might mean. Confirming hidden damage sometimes requires removing trim or interior finish, which we discuss before doing anything.

Can I get just a few windows looked at?

Of course. Tell us which ones are giving you trouble, and we can also take a quick look at the rest while we are there if you like.
