Service Overview

Protecting a deck from water, and knowing the limits

Water is the main enemy of a wood deck. It soaks into boards, sits in joints and at board ends, and keeps framing damp long enough for decay to start. A protective finish slows how quickly water gets in and helps the surface hold up to sun and weather.

Deck waterproofing usually means three things: cleaning the surface to remove dirt, mildew and old failing finish; making small repairs such as re-setting fasteners; and applying a sealer, stain or coating suited to the deck and how you want it to look.

Good preparation matters more than the product. A finish applied over dirty, wet or damaged wood will not last. We look at the condition of the boards first and recommend a product type based on the wood, its exposure and your preferences.

Coatings are not structural repairs

A sealer or coating protects sound wood. It cannot strengthen decayed boards, fix loose railings, or make a failing ledger or joist safe. If we find structural problems during the inspection, we recommend repairs before any finish goes on. Coating over damage only hides it.

Common Problems

Signs your deck needs protection

These are signs the finish has worn off or water is getting in.

Water soaks in

Water darkens the boards instead of beading on the surface.

Grey, faded wood

Sun has broken down the surface and the old finish.

Mildew and algae

Green or black growth in shaded, damp areas.

Checking and splinters

Surface cracks that open as boards repeatedly wet and dry.

Peeling finish

Film-forming coatings that flake and trap water underneath.

Soft spots

Areas that feel spongy, which may need repair rather than sealing.

Coating or Repair

Seal it, or repair it first?

A coating is maintenance. It is not a fix for damage. Here is how we decide which your deck needs.

Ready for a finish

Cleaning and sealing makes sense when

  • Boards are weathered but firm
  • Framing and ledger look sound
  • Railings and stairs are secure
  • Only minor fastener or board fixes are needed
Repair first

Structural repair comes first when

  • Boards or joists are soft or decayed
  • Railings or posts are loose
  • The ledger lacks flashing or shows decay
  • Stairs are unstable or damaged

Factors that affect the decision

The wood type and age, the current finish, sun and shade exposure, the condition of the structure, and the appearance you want.

When further investigation is needed

Some finishes do not bond well over others, and some wood needs to dry before it accepts a finish. We explain what preparation your deck needs before recommending a product.

Materials & Options

Finish and coating types

General product categories we can discuss. The right one depends on your deck and the look you want.

Clear sealers

Water repellents that keep the natural wood look and usually need more frequent renewal.

Semi-transparent stains

Add color while letting the grain show, with more UV protection than clear sealers.

Solid stains & coatings

Opaque finishes that hide the grain; film-forming types need careful prep to avoid peeling.

Cleaners & brighteners

Products used in preparation to remove dirt, mildew and graying before finishing.

FAQ

Deck waterproofing FAQs

Will sealing fix my soft deck boards?

No. Sealers protect sound wood. Soft or decayed boards need to be replaced before a finish is applied.

How often should a deck be sealed?

It depends on sun exposure, the finish used and foot traffic. A simple sign is when water stops beading and soaks in quickly.

What is the difference between a sealer and a stain?

Clear sealers mainly repel water. Stains add pigment, which helps protect against sun and changes the color. Many products do both.

Why is my deck finish peeling?

Usually because a film-forming coating was applied over dirty or damp wood, or over an incompatible older finish. Peeling coatings typically need to be removed before refinishing.

Can composite decks be sealed?

Most composite products are not designed to be stained or sealed like wood. Follow the manufacturer’s care guidance; cleaning is usually what they need.

Do you check the structure before sealing?

Yes. We look at boards, railings, stairs and the framing we can see, and recommend repairs first if needed.

Does a coating make my deck waterproof underneath?

No. Surface finishes protect the boards. Water still passes through the gaps, so the framing below relies on good drainage and airflow.

Is the estimate free?

Yes. We inspect the deck and provide the estimate at no cost.
