Brick and mortar that have taken years of weather
Chimney masonry is exposed on every side. Rain soaks in, freezes and expands, and over time brick faces flake off, mortar crumbles and cracks open up. The damage usually starts near the top, where exposure is greatest, and works down. Left alone, it tends to speed up as more water gets in.
Masonry repair covers the brick itself: removing and replacing spalled or cracked bricks, relaying loose sections, and repairing cracks. It often goes hand in hand with repointing the mortar joints and repairing the crown, since those are where most of the water gets in.
We start by looking at how much of the chimney is affected and why. A few damaged bricks can be cut out and replaced. Larger areas of loose or deteriorated masonry may need to be taken down to sound brick and rebuilt. We also check the crown and flashing so the repaired masonry is not exposed to the same water again.
Matching old masonry
Older chimneys were often built with brick sizes and colors that are no longer made. We match replacement brick and mortar as closely as available materials allow, and tell you before work starts if an exact match is not possible.
Chimney masonry problems we see
These are the most common forms of exterior masonry damage on chimneys.
Spalling brick
Brick faces that flake, peel or pop off, exposing the softer interior.
Stair-step cracks
Cracks that follow the mortar joints diagonally up the chimney.
Loose bricks
Bricks that rock or have shifted out of line, especially near the top.
Efflorescence
White mineral staining from water moving through the masonry.
Bulging or bowing
Sections of the chimney face that push outward.
Mismatched patchwork
Earlier repairs in the wrong mortar or brick that are failing or stand out.
Spot repair or rebuild a section?
The extent of the damage decides whether individual bricks can be replaced or a section needs relaying.
When targeted repair may be enough
- A limited number of damaged bricks
- Surrounding brick sound and tight
- Cracks confined to small areas
- No bulging or leaning
When rebuilding a section may be needed
- Loose brick across a wide area
- Bulging or bowing faces
- Deterioration through the brick, not just the surface
- Top courses unstable below the crown
Factors that affect the decision
How many bricks are affected, whether the surrounding masonry is sound, the cause of the damage, and whether the crown and flashing also need work.
When further investigation is needed
Damage inside the wall of the chimney can be more extensive than the surface suggests. If removing bricks reveals more, we stop and discuss it with you. Signs of structural movement may call for further evaluation.

Chimney masonry FAQs
What causes brick to spall?
Usually water. Brick absorbs moisture, which freezes and expands in cold weather and breaks off the face. Hard, incompatible mortar can make it worse.
Can you replace just a few bricks?
Yes, when the surrounding masonry is sound. Damaged bricks are cut out and replaced individually.
Can a spalled brick be flipped around?
Sometimes the back face of a removed brick can be reused, but it depends on the brick’s condition. Often a replacement is the better choice.
Why does mortar type matter?
Mortar that is harder than the brick can force stress into the brick and cause it to crack or spall. Repairs should use mortar compatible with the masonry.
Are stair-step cracks serious?
They can indicate movement or long-term water damage. We look at their size and location and explain whether repair or further evaluation is needed.
Will repairs match my chimney?
We aim for a close match in brick and mortar. On older chimneys an exact match is not always possible, and we tell you beforehand.
Do you work on interior masonry or fireplaces?
Our chimney work focuses on the exterior. Fireplace and flue work should be handled by a qualified chimney safety professional.
Is the estimate free?
Yes. Masonry evaluations and estimates are free.
