Roof Repair Services in Union Township, NJ
Collect two estimates for the same leak and they can look like they describe different houses. One says “reseal chimney”; another lists new step flashing, counterflashing, and a cricket. One is a single line; another fills half a page. Monarch Roofing & Construction handles roof repair in Union Township, NJ, and we think part of the job is helping you see what a good repair should include. We work on shingles, chimney and wall flashing, seams where additions meet original roofs, low-slope sections, valleys, pipe collars, and commercial flat roofs, with a free inspection and a detailed written estimate. Call or text (551) 241-0470.
Union Township is home to about 60,000 people on nine square miles at the northern edge of Union County, bordering Hillside, Elizabeth, Roselle Park, Kenilworth, and Springfield as well as Millburn, Maplewood, and Irvington. Its neighborhoods include Vauxhall, Five Points, Townley, and Connecticut Farms, the township’s historic name, where American forces turned back British and Hessian troops in June 1780. Kean University moved here in 1958. With more than 20,000 housing units of many ages, plus commercial corridors, Union has a wide range of roofs.

How to Compare Roof Repair Estimates
Does it name the cause?
A good estimate says what is causing the leak in plain terms: a cracked vent boot, loose counterflashing at the chimney, a failed tie-in at an addition. If an estimate only says “repair leak,” ask what the roofer believes the source is.
Does it describe the work, not just the result?
“Fix chimney leak” could mean a tube of sealant or a full re-flash. Look for specifics: remove old patching, install new step flashing, install counterflashing into mortar joints, add a cricket. The more specific the description, the easier it is to compare.
Sealant or metal?
At chimneys and walls, sealant over existing flashing is a short-term measure. New or reset flashing is the lasting repair. If two estimates differ a lot, this is often why.
How is hidden damage handled?
Soft decking under damaged shingles or failed flashing is common on older roofs. A good estimate explains how that would be handled if found, so there are no surprises.
What area is included?
For shingle repairs, does the estimate cover just the visible damage, or enough of the surrounding area to weave the repair in properly? For an addition tie-in, does it include both sides of the joint?
Are other problems noted?
A thorough roofer will mention anything else they saw, such as worn valleys or a cracked boot elsewhere, even if you called about one leak.
Is the contractor registered?
Check that whoever you hire is registered with the state for residential home improvement work; New Jersey lets you look that up online. Ours is #13VH12036000.
Our own estimates aim to answer each of these questions.
A Sample Scope, Line by Line
To make the comparison concrete, here is the kind of detail a well-written scope might include for a leaking chimney on an otherwise sound roof. It is a general illustration, not a quote:
- Remove shingles along the sides and front of the chimney as needed for access
- Remove existing roofing cement and deteriorated flashing
- Inspect the deck around the chimney and replace softened sheathing if found, with any change discussed first
- Install new step flashing woven with each shingle course along the sides
- Cut a reglet into the mortar and install new counterflashing over the step flashing
- Install a front apron and, on a wide chimney, a cricket on the uphill side
- Reinstall or replace shingles around the chimney and seal as needed
- Clean up debris and review the work with the homeowner
If one estimate lists steps like these and another simply says “reseal,” they are not describing the same repair.
Questions to Ask Any Roofer
- What do you believe is causing the leak, and how did you determine that?
- Will the flashing be replaced or resealed?
- What happens if you find soft decking?
- Did you notice anything else on the roof I should know about?
- Does any permit or approval apply to this work?
Neighborhoods Where Roofs Age Together
In neighborhoods built over a short span, roofs often reach the end of their life together. If neighbors are replacing roofs, it is a good time to have yours inspected for curling shingles, granule loss, and leaks. Age is only part of the story; ventilation, sun, shade, and installation all affect how a particular roof holds up. An inspection tells you whether yours needs a repair or a replacement.
Expanded Homes and Low-Slope Additions
Many Union homes have been expanded with additions or second stories, and leaks often start at the joints between new and old sections. Low-slope areas over additions need roofing designed for low slopes; standard shingles on too shallow a pitch tend to leak in wind-driven rain and snowmelt.
Repairing a tie-in
The seam gets opened up, the boards on both sides are checked, and the joint is rebuilt with underlayment, flashing, and shingle courses lapped so the higher roof always sheds onto the lower one.
Repairing a low-slope section
If a low-slope addition roof has open seams or a failed wall joint, those can be repaired. If it was shingled below the minimum pitch, a membrane system may be the durable fix.
Why Totals Alone Can Mislead
Comparing totals alone can be misleading. A repair that reseals a joint costs less today but may need doing again next year; a repair that replaces the flashing and fixes the deck beneath it holds up much longer. Likewise, a patch that ignores a worn valley next to it may solve one leak while another is on its way. Comparing scopes line by line, and asking each roofer what they would do about the conditions around the leak, gives you a fair picture.
Chimneys
Masonry chimneys lose mortar and develop cracked crowns. On the roof side, eroded mortar loosens counterflashing, and tar patches crack. We reset or replace step flashing and counterflashing, and our Union Township chimney repair service handles repointing and crowns.
Skylights
Skylights sit on curbs that need proper flashing, and their seals wear with age. On cold days, condensation can form on the glass and drip, which looks like a leak but calls for a different fix. Leaks during rain point to flashing or seals; drips on cold, dry days point to condensation.
Commercial Corridors
Along Union’s commercial corridors, flat roofs need sound seams, well-flashed rooftop units, and clear drains. We repair membranes, curbs, and drainage and plan around business hours.
Finding the Real Source
A leak can start at a chimney, a valley, a vent, or a tie-in and run along the boards or a rafter before it drips. We begin at the stain, look in the attic if we can, trace the marks upward, and examine the roof above them, paying attention to the kind of weather that brings the leak on. Plumbing, windows, and condensation get ruled out before we recommend any roofing work.
Shingles, Valleys, and Vent Boots
When shingles are damaged, we lift out the broken ones and work new pieces into the courses around them. Older roofs may have brittle neighbors that crack along the way, which can enlarge the patch, and a fresh repair looks brighter than the faded roof for a while; you will see the nearest match before work begins. Valleys showing wear get repaired, and a split pipe collar is replaced, a routine roof vent leak repair.
Gutters
Gutters that overflow behind the fascia can stain walls and mimic roof leaks, and clogged gutters feed ice dams in winter. Our Union Township gutter cleaning service keeps them clear.
Winter
Snow over a warm attic melts and refreezes at the eaves, pushing water under shingles. Freeze-thaw cycles crack tar patches and open small gaps in flashing. We repair winter damage and point out attic conditions that contribute.
Repair or Replace?
Our recommendation rests on the whole roof. One component that failed on an otherwise healthy roof gets fixed. Wear spread over every slope, layers stacked up, leaks turning up in several rooms, or a deck that has gone soft is when replacement earns a place in the discussion. Our Union Township roofing contractor page covers replacement, including balanced ventilation.
The Free Inspection
We look over the whole roof, including shingles, edges, ridge, valleys, flashing, vents, addition tie-ins, low-slope sections, and gutters, and check the attic when possible. Then we write up an estimate that names the cause, describes the work, explains how hidden damage would be handled, and notes anything else we saw. The inspection is a contractor’s evaluation; it does not stand in for an engineer’s report or an insurer’s inspection.
Warning Signs
- Leaks where an addition meets the original house
- Ponding or leaks on a low-slope addition roof
- Curling shingles or heavy granule loss
- Cracked tar around the chimney
- Stains at inside corners below valleys
- Neighbors replacing roofs of the same age

Union Township Roof Repair FAQs
Who repairs roofs in Union Township, NJ?
Monarch Roofing & Construction provides roof repair throughout Union, including Vauxhall, Five Points, Townley, and Connecticut Farms, covering shingles, flashing, addition tie-ins, low-slope sections, and commercial roofs. Call or text (551) 241-0470.
Why are two repair estimates so different?
They may describe different work: sealant versus new flashing, a small patch versus a properly woven repair, or different allowances for hidden damage. Compare the scope, not just the total.
Why does my addition leak where it meets the house?
The tie-in between new and old roofing may not have been woven and flashed correctly, or a low-slope addition may have shingles below their minimum pitch.
My neighbors are replacing roofs. Should I?
Not necessarily. Roofs of the same age can be in very different shape; an inspection tells you whether yours has one problem or wear everywhere.
Is the inspection free?
Yes. The inspection and written estimate cost nothing.
What should I do after storm damage?
Get a few pictures from the yard and call. A breached roof can be tarped until the permanent repair. The insurer settles coverage, and our photos and written estimate can support the claim.
How do I schedule?
Call or text (551) 241-0470, email monarchroofingnj@gmail.com, or book online.
Do you repair commercial flat roofs in Union?
Yes. We repair seams, rooftop unit flashing, and drains.
