Service Overview

Repairing brick, block and mortar

Masonry is durable, but it is not maintenance-free. Mortar joints erode over the decades, brick faces can spall when water freezes inside them, and block walls crack as they settle or are pushed by soil and water. Left alone, these problems let more water in, and each winter makes them worse.

Masonry repair covers a range of work: repointing (raking out deteriorated mortar and replacing it), replacing damaged brick or block, rebuilding small sections, resetting loose caps and copings, and addressing cracks. The goal is to restore the masonry’s ability to shed water and stay sound.

At the inspection we look at the masonry up close, note where joints have failed, which units are damaged and where water seems to be getting in. We also look for signs of movement, since a crack that is still moving needs a different approach than an old, stable one.

Matching mortar and brick

Mortar should be compatible with the existing brick. A mortar that is too hard for older, softer brick can cause damage around the joints. We consider this when choosing materials, and we are honest about how closely new brick and mortar color will match weathered masonry.

Common Problems

Masonry problems we repair

These are the most common masonry issues on New Jersey homes, walls and outdoor structures.

Eroded mortar

Joints recessed, sandy or missing, letting water into the wall.

Cracked brick and block

Step cracks along joints or cracks through units from settling or movement.

Spalling brick

Brick faces flaking off after water freezes inside them.

Water intrusion

Damp walls, stains or leaks traced back to failing masonry.

Loose caps and copings

Top stones on walls and steps that rock or have shifted.

Efflorescence

White, powdery deposits showing that water is moving through the masonry.

Repair or Rebuild

Repoint, repair or rebuild?

Most masonry can be repaired. Rebuilding is reserved for sections that are unstable or too far gone.

Repair

When repair or repointing is usually enough

  • Mortar eroded but brick mostly sound
  • A limited number of damaged units
  • Old, stable cracks
  • Caps loose but structure intact
Rebuild

When rebuilding a section may be needed

  • Bowing, leaning or bulging masonry
  • Widespread spalling and loose units
  • Cracks that keep moving
  • Previous patches that keep failing

Factors that affect the decision

The extent of damage, whether the masonry is moving, the type and age of brick and mortar, and the cause of water entry.

When further investigation is needed

Masonry can hide problems behind the face, such as deteriorated backup material or failed ties. If we find these when opening up a section, we stop and talk it through. Structural concerns may require an engineer.

Materials & Options

Masonry repair materials

Repair materials should work with what is already there.

Mortar

A mortar type suited to the existing brick or block, so the joint is not harder than the units.

Replacement brick

Salvaged or new brick chosen for the closest practical match in size and color.

Concrete block

Block units for repairing walls, foundations of outdoor structures and step cores.

Caps & copings

Stone or masonry caps that protect the top of walls and steps from water.

FAQ

Masonry repair FAQs

What is repointing?

Repointing means raking out deteriorated mortar to a sound depth and packing in new mortar. It restores the joints’ ability to keep water out.

How do I know if my mortar needs repointing?

Signs include joints that are recessed, crumbly, sandy to the touch, cracked or missing. Damp spots or loose bricks are another clue.

Why does brick spall?

When brick absorbs water and it freezes, the expansion can pop off the face. Hard mortar, poor drainage and de-icing salt can make it worse.

Can you match my old mortar color?

We aim for a close match, but new mortar often looks different until it weathers. We also consider mortar strength, not just color, so the repair does not harm older brick.

Is a crack in my block wall serious?

It depends on the width, pattern and whether it is moving. Stable hairline cracks are often cosmetic; wide, growing or stepped cracks with bowing need a closer look, and possibly an engineer.

What is the white powder on my brick?

That is efflorescence, salts carried to the surface by moving water. It is a sign to look for the water source.

Do you repair chimney masonry?

Yes. Chimney brick and mortar work is covered under our chimney services.

Is the masonry inspection free?

Yes. Masonry inspections and estimates are free.
