Big glass, big opening, careful details
A sliding patio door is essentially a large window you walk through. It has one fixed panel and one or more panels that roll on a track. The large glass area brings in light and views, but it also means a wide opening, a long sill and a lot of weight resting on the rollers.
Most sliding door complaints come down to a few things: panels that are hard to slide, drafts or water at the sill, fogged glass, and locks that will not catch. Some of these can be repaired. When the frame or sill is damaged, or the unit is simply worn out, replacement is the practical answer.
Patio doors often open onto a deck or patio, so the sill height, the landing outside and how water drains away all matter. We look at the whole opening, inside and out, before recommending repair or replacement.
The sill has to be level and protected
A long sill that is not level makes the panel roll uphill and stresses the frame. A sill without proper pan flashing can let water run into the floor framing, often at the corners. Both are things we pay close attention to.
Common sliding door problems
Signs that a patio door needs attention.
Hard to slide
Worn rollers, a dirty or damaged track, or a sill that has settled out of level.
Water at the sill
Leaks at the bottom corners, often from failed sill flashing or blocked weep holes.
Fogged glass
A failed insulated glass seal in the fixed or sliding panel.
Latch will not catch
A panel that has dropped or shifted so the lock no longer lines up.
Drafts at the interlock
Worn weatherstripping where the two panels meet.
Damaged frame or sill
Bent, cracked or rotted sill and frame components.
Repair the slider or replace it?
A stiff door is not always a dead door. Here is how we think about it.
When repair may solve it
- Rollers worn but track intact
- Weatherstripping worn at the interlock
- Lock or handle broken
- Frame and sill level and solid
When replacement may make more sense
- Bent or damaged track or sill
- Fogged glass in both panels
- Rot in the frame or subfloor at the sill
- Parts no longer available for the unit
Factors that affect the decision
The age and make of the door, availability of parts, condition of the sill and subfloor, and whether you want a different style or configuration.
When further investigation is needed
Water damage at a sliding door often spreads into the subfloor and rim framing below. If we see signs of it, we explain what further investigation and repair may be needed.

Sliding patio door FAQs
Why is my sliding door so hard to open?
Usually worn rollers, debris in the track, or a panel that has dropped. Sometimes the sill has settled out of level. We check each of these.
Can sliding door rollers be replaced?
Often, if compatible rollers are available for your door. On some older units, parts are hard to find, which may tip the decision toward replacement.
Why does water come in at the bottom corners?
Common causes are blocked weep holes, failed sealant or missing sill pan flashing. Ongoing leaks may have damaged the subfloor and should be looked at.
Can a sliding door be replaced with a hinged French door?
Often, yes, if the opening size works. The swing needs clear space inside or out. We can discuss whether it suits your room.
Is the glass in patio doors safety glass?
Glass in doors is required to be safety glazing, typically tempered. Replacement glass must meet that requirement too.
Can you fix a fogged patio door panel?
The fogged glass unit can sometimes be replaced in the existing panel, depending on the door design. Otherwise the panel or door may need replacing.
Will the new door line up with my deck?
We check the sill height relative to your deck or patio and plan the installation so the threshold drains properly and steps are safe.
Is the estimate free?
Yes. We evaluate the door and provide a free estimate.
