A new door opening done properly
Installing an exterior door means framing and preparing an opening, then setting a prehung door so it is plumb, level and square, sealed to the house and flashed to shed water. It applies when you are adding a door where there was none, such as a new side or back entrance, or when an existing opening is being enlarged, moved or reframed.
Door openings face more water than most windows. Rain runs down the door, splashes at the threshold and collects at the bottom corners. Without a sill pan and properly lapped flashing, that water can get into the subfloor and framing, often unnoticed until the floor softens.
We review the location, the wall and floor framing, the exterior steps or landing, and the swing direction. Changing a door opening may require a header and, depending on the project and town, a permit or inspection. We will explain what applies; we do not provide engineering services.
The threshold is where most doors fail
Getting the sill height, slope and seal right matters more than almost anything else in a door installation. It affects drainage, weatherstripping contact and how the door meets the floor inside.
What poor door installation leads to
Problems we help prevent by preparing the opening carefully.
Rotted subfloor at the threshold
Water working under the sill and into the floor framing below.
Drafts around the slab
Weatherstripping that never makes full contact because the frame is out of square.
Door that swings on its own
A frame set out of plumb, so the door drifts open or closed.
Hard-to-latch doors
Strikes and bolts that do not line up because the frame twisted during installation.
Missing head flashing
Water entering above the door where the trim meets the siding.
Cracked trim and caulk
Joints that open up because the unit was not properly secured.
New installation or door replacement?
The approach depends on the opening, not just the door.
When a replacement is usually enough
- The opening stays the same size and location
- Framing and subfloor are solid
- Threshold area is dry
- Only the door unit is worn out
When new installation is involved
- Adding a door where there was none
- Widening or moving an opening
- Rebuilding rotted framing or subfloor
- Changing a window opening to a door
Factors that affect the decision
Wall and floor framing, the height of the floor relative to the exterior grade or landing, utilities in the wall, and local permit requirements.
When further investigation is needed
Removing siding or interior finish sometimes reveals rot or hidden utilities. We discuss anything unexpected with you before continuing.

Exterior door installation FAQs
Can you add a door where there is currently a wall?
Often, yes. It depends on the framing, what is inside the wall and the floor height inside versus the ground outside. Some changes may need a permit or an engineer’s input.
Can a window be converted into a door?
It is a common project. The opening is extended down to the floor and reframed, and the exterior needs a step or landing that works with the new door.
What is a sill pan and do I need one?
A sill pan sits under the threshold and sends any water that gets past the door back outside. We consider it an important part of a proper door installation.
Prehung or slab door?
For new openings, a prehung unit is typical because the door comes already fitted in its frame. A slab alone may suit an existing frame in good condition.
Which way should the door swing?
Most exterior doors swing in, but space, steps, storm doors and furniture all play a part. We talk it through with you on site.
Do you build the exterior steps too?
The steps or landing need to work with the new door height. We can discuss options; masonry or deck work may be quoted separately.
Do I need a permit for a new door?
Creating or enlarging an opening often requires one. Rules vary by town, and we will tell you what applies.
