Replacing a deck means rebuilding what you cannot see
A deck replacement is more than new boards. If the footings, posts or framing have failed, or the deck was never built properly in the first place, the right fix is to take the structure down and build it again. That is also an opportunity to reconsider size, layout, stairs and materials.
We start by assessing the existing deck and how it attaches to the house. Then we discuss what you want from the new one: the same footprint or something different, wood or composite, where the stairs land, and how the deck relates to doors, windows and the yard below.
Once the old deck is removed, we can see the house wall where the ledger was attached. Any decay or missing flashing there should be addressed before the new deck goes up, so we look closely at that area.
Footings, framing and permits
A new deck needs footings sized and placed for the load and soil, framing with proper spans and connections, and a ledger that is fastened and flashed correctly. Most deck replacements require a permit, and some need drawings or engineering depending on the design and your town. Required inspections are scheduled with the building department during the project.
Signs a deck may need replacing
One of these alone does not always mean replacement. Several together often do.
Widespread decay
Rot in many joists, beams or posts rather than in a few isolated spots.
Moving footings
Posts that have sunk, heaved or tilted because the footings were undersized or shallow.
Failing ledger
A ledger that is decayed, poorly fastened or pulling away from the house.
Undersized framing
Joists or beams that span too far and leave the deck bouncy or sagging.
Patchwork repairs
Years of patches that no longer hold together as a sound structure.
Unsafe railings and stairs
Guards and stairs that cannot be brought up to a safe condition without rebuilding.
Is it really time for a new deck?
We only recommend replacement when the structure tells us to. Here is how we weigh it.
Repair may be enough when
- Problems are concentrated in one area
- Footings and posts remain stable
- The ledger is sound and can be flashed
- You are happy with the size and layout
Replacement is likely when
- Decay or damage runs through the structure
- Footings or posts have failed
- The ledger connection is compromised
- You want a different size, height or layout anyway
Factors that affect the decision
The condition of the footings, framing and ledger; the cost of repairs compared with rebuilding; what your town requires; and how you want to use the space.
When further investigation is needed
Some conditions, like decay behind the ledger or in the house framing, only show once the old deck is removed. If we find something like that, we pause and review it with you before going further.
How deck replacement works
Assess
We inspect the existing deck and talk about what you want from the new one.
Plan & estimate
We review layout, materials and permit needs, then provide an estimate.
Permits
Where required, permit paperwork is submitted before construction.
Remove
The old deck is taken down and the house wall at the ledger is checked.
Build
Footings, framing, ledger, decking, railings and stairs are installed.
Inspect & review
Required inspections are completed and we walk through the deck with you.
Permit review, inspection scheduling, weather and materials all affect timing. We confirm a schedule once the estimate is approved.
What goes into a new deck
The structure decides how a deck performs; the surface decides how it looks and how much upkeep it needs.
Footings & posts
Footings sized and set for the load and conditions, with posts connected to them by appropriate hardware.
Beams & joists
Framing sized for the spans, with hangers, blocking and fasteners suited to outdoor use.
Decking options
Wood or composite boards, each with different appearance, maintenance and installation needs.
Railings & stairs
Guards, handrails and stairs built to the requirements your town enforces.

Deck replacement FAQs
Do I need a permit to replace my deck?
In most New Jersey towns, yes. Some designs also need drawings or engineering. We tell you what we expect for your project and handle the permit steps we are responsible for.
Can you reuse my existing footings?
Only if they are sound, properly sized and in the right locations for the new design. Many older footings are not, so new ones are often needed.
Can the new deck be a different size?
Yes. A replacement is a good time to change size, shape or stair location, within what setbacks and permits allow.
What happens at the house wall when the old deck comes off?
We check the area where the ledger was attached for decay and missing flashing. Any damage there should be repaired before the new ledger is installed.
Do you haul away the old deck?
Demolition and disposal are normally included in the scope. The estimate spells out what is covered.
Will there be inspections during the build?
Where a permit is required, the town typically inspects at set stages, such as footings, framing and final. Inspections are scheduled with the building department.
Should I go with wood or composite for the new deck?
It depends on budget, appearance and how much maintenance you want. We go through the pros and cons of each for your situation.
Is the replacement estimate free?
Yes. The assessment and estimate are free.
