When exterior damage goes beyond the surface
Some exterior problems are not just trim or siding. Porch posts that have rotted at the base, a beam over an entry that has started to sag, framing behind siding damaged by years of water, or overhangs that have dropped all involve parts of the house that carry load.
We start with a free visit to look at what is visible, probe for rot, check for movement and explain what we think is going on. Depending on what we find, a repair may be carpentry work we can scope and estimate, or it may need input from others first.
We do not provide engineering services. Depending on the project and your town, a structural engineer’s evaluation, a building permit and municipal inspections may be required. Some work, such as foundation repair or major masonry, belongs with specialized contractors. When that is the case, we tell you plainly.
Temporary support and safety
If something looks unsafe, such as a sagging porch roof or a loose railing, keep people away from the area and contact us or another qualified professional promptly. Temporary support may be needed before any permanent repair is designed.
Exterior structural issues homeowners notice
If you see any of these, have it looked at before it gets worse.
Sagging porch roofs
A roofline or beam over a porch that dips or is visibly out of level.
Rotted post bases
Columns that are soft, split or crushed where they meet the floor or footing.
Cracks at openings
Cracks or gaps above doors and windows that may point to movement.
Dropping overhangs
Eaves or bump-outs that have pulled down or away from the house.
Water-damaged framing
Soft sheathing or studs found behind siding or trim.
Impact damage
Framing damaged by a fallen tree limb or vehicle.
What we can repair, and when others are needed
We are clear about the line between carpentry repair and work that needs engineering or specialists.
Repairs that may be handled as carpentry
- Replacing a decorative or non-load-bearing column wrap
- Localized framing repair matching existing members
- Rotted sill or rim sections in limited areas
- Repairs with a clear cause and limited extent
Situations that may need an engineer, permit or specialist
- Visible sagging or movement in load-carrying members
- Changing the size or layout of beams or posts
- Damage reaching foundations or footings
- Extensive damage across multiple members
Factors that affect the decision
What the damaged part supports, how far the damage extends, local permit requirements, and whether a design by a licensed professional is needed.
When further investigation is needed
The full extent of structural damage often cannot be seen until finishes are removed. If we uncover more than expected, we stop and discuss it, including whether an engineer or permit is now required.

Exterior structural repair FAQs
Are you structural engineers?
No. We do not provide engineering services. When a repair needs an engineer’s evaluation or design, we tell you and can work from the engineer’s plans.
Will my repair need a permit?
It depends on the work and your town. Replacing load-carrying members often requires a permit and inspection. We will tell you what we believe applies, and the municipality has the final say.
Is a sagging porch roof dangerous?
It can be. Keep people off and away from the area and have it evaluated promptly. Temporary support may be needed.
Can you just replace a rotted post?
Sometimes. It depends on what the post carries, the condition of the footing and the beam above. Temporary support is usually needed while it is replaced.
Do you repair foundations?
No. Foundation repair is specialized work. If we see signs of foundation problems, we will recommend you consult a foundation specialist or engineer.
What causes exterior framing to fail?
Most often long-term water exposure: poor flashing, gutter overflow, wood in contact with soil, or failed paint and caulk. Impact damage is another cause.
Who arranges the engineer?
Homeowners typically hire the engineer directly. We can share our observations and photos to help with their evaluation.
Is the evaluation free?
Yes. Our visit and estimate are free. Fees for engineering or permits, where needed, are separate.
