Decks and porches that are safe, solid and easy to enjoy

A deck or porch is a small structure of its own. It carries people, furniture and snow, it sits outside in every kind of weather, and in many cases it is fastened directly to your house. When it is built and maintained well, it is one of the most used parts of a home. When it is not, problems tend to hide underneath, at the connections and footings, until they are hard to ignore.

Monarch Roofing & Construction helps New Jersey homeowners with the full range of deck and porch work: checking the condition of an existing deck, repairing boards, framing, stairs and railings, replacing a structure that has reached the end of the road, and planning new decks, porches and outdoor living spaces.

Because we also work on roofs, siding and exterior trim, we pay attention to the places where a deck or porch meets the house, such as the ledger board, flashing, porch roof connections and the trim around them. Those transitions are where water often causes the most trouble.

Permits and inspections

Many deck and porch projects need a permit, and some need drawings or an engineer’s input, depending on the size, height and design of the structure and on your town’s requirements. We explain what is likely to apply to your project before work begins. We do not provide engineering services.

Common Problems

Deck and porch problems we see most

Outdoor structures wear in predictable places. These are the issues homeowners call us about most often.

Rotting boards and framing

Soft, split or decayed wood, often where water sits or the structure meets the ground.

Sagging or bouncy surfaces

Floors that dip, flex or slope can point to undersized, damaged or poorly supported framing.

Loose railings

Guards and handrails that move when you lean on them are a safety concern worth checking soon.

Ledger and connection concerns

Where a deck attaches to the house, missing flashing or corroded fasteners can lead to hidden damage.

Worn or unsafe stairs

Uneven steps, loose treads, deteriorated stringers and missing handrails.

Weathered, unprotected surfaces

Grey, cracked or splintering boards that have lost their protective finish.

Repair or Replace

Fix what you have, or start over?

Many decks and porches can be repaired. Some cannot be repaired sensibly. We look at the structure first, not just the surface.

Often repairable

Conditions that may favor repair

  • Damage limited to some boards or one section
  • Sound footings and main framing
  • A loose railing or a worn set of stairs
  • Surface wear that cleaning and sealing can address
May need replacement

Conditions that may favor replacement

  • Rot or decay spread through the framing
  • Footings or posts that have moved or failed
  • A ledger connection that cannot be corrected in place
  • A layout that no longer meets your needs or local requirements

Factors that affect the decision

The condition of the footings, posts, beams, joists and ledger; how widespread the damage is; how the structure is attached to the house; local permit requirements; and how you want to use the space.

When further investigation is needed

Rot inside framing members or behind a ledger board is often hidden until boards or trim come off. If we find more than expected, we stop and talk it through with you before the scope changes.

Materials & Options

Decking materials and structural parts

What you walk on is only part of a deck. These are the main pieces we look at and discuss.

Decking surface

Wood and composite boards, each with different looks, maintenance needs and installation requirements.

Framing

Joists, beams and posts that carry the load, plus the hardware and fasteners that connect them.

Footings & ledger

Footings that support the posts and, on attached decks, the ledger connection and its flashing.

Railings & stairs

Guards, handrails, stringers and treads that need to be secure and built to local requirements.

FAQ

Deck and porch FAQs

What deck and porch services do you offer?

Inspections, repairs, replacements, new decks and porches, railings, stairs, and cleaning and sealing. The pages linked above explain each service in more detail.

Do I need a permit for deck or porch work?

Often, yes, especially for new structures, replacements and structural repairs. Requirements depend on your town and the project. We tell you what we expect to apply when we give the estimate.

Do you provide engineering or stamped drawings?

No. Some projects need drawings or an engineer’s review, depending on the design and the town. If yours does, we explain that early so it can be planned for.

Can you repair my deck instead of replacing it?

In many cases. It depends on the footings, framing and ledger connection more than on the boards. We tell you honestly which way the evidence points.

Should I choose wood or composite?

Both can work well. Wood is familiar and can be refinished; composite usually needs less ongoing finishing. We walk through the tradeoffs for your project.

Do you work on covered porches with roofs?

Yes. Porch roofs, the framing that supports them and where they tie into the house are areas where our roofing experience is useful.

Is the estimate free?

Yes. Deck and porch inspections and estimates are free.
